The centre-right El Pi party is set to present a motion for the Council of Mallorca to urge the <a data-link-tracking=\"InArticle|Link\" href=\"https:\/\/www.express.co.uk\/latest\/spain\" target=\"_blank\" rel=\"noopener\">Spanish<\/a> Government to push the <a data-link-tracking=\"InArticle|Link\" href=\"https:\/\/www.express.co.uk\/latest\/european-union\" target=\"_blank\" rel=\"noopener\">EU<\/a> into creating a special legal regime for the archipelago that would put limitations on home purchases by <a data-link-tracking=\"InArticle|Link\" href=\"https:\/\/www.express.co.uk\/news\/world\/2137742\/majorca-locals-sell-homes-foreigners\" target=\"_blank\" rel=\"noopener\">foreign individuals<\/a> and companies.<\/p>\n<p>The regionalist party, which is fighting to manage the impact of <a data-link-tracking=\"InArticle|Link\" href=\"https:\/\/www.express.co.uk\/travel\/articles\/2148833\/majorca-british-german-tourists-abandon\" target=\"_blank\" rel=\"noopener\">tourism<\/a> and promote local wellbeing and holds a significant influence at the municipal level in Majorca, has highlighted that 20 years ago, 64% of homes in the Balearics belonged to single owners, while 36% were owned by companies or individuals with multiple properties. However, these figures have now changed to 54% and 46%, respectively. This data, the party has argued, demonstrates\u00a0a loss of purchasing power and\u00a0residential autonomy for families and citizens of one of <a data-link-tracking=\"InArticle|Link\" href=\"https:\/\/www.express.co.uk\/travel\/articles\/2153993\/brits-outnumber-spaniards-holiday-hotspot\" target=\"_blank\" rel=\"noopener\">Spain&#8217;s most popular tourist hotspots<\/a>.<\/p>\n<p>This issue no longer <a data-link-tracking=\"InArticle|Link\" href=\"https:\/\/www.express.co.uk\/news\/world\/2108420\/spain-pm-remove-tourist-flats-holiday-hotspot\" target=\"_blank\" rel=\"noopener\">affects young people<\/a>, but also families, separated individuals, and workers who are unable to access decent housing.<\/p>\n<p>According to the <a data-link-tracking=\"InArticle|Link\" href=\"https:\/\/www.majorcadailybulletin.com\/news\/local\/2026\/01\/06\/139343\/demand-for-special-legal-regime-restrict-foreign-home-ownership-mallorca.html\" rel=\"nofollow noopener\" target=\"_blank\">Majorca Daily Bulletin<\/a>, a spokesperson at the Council of Mallorca, Antoni Salas, said &#8220;they have tried to make us believe we are a wealthy society&#8221;, while the reality is one of lost competitiveness, broken social cohesion and impoverishment.<\/p>\n<p data-mce-linkchecker-status=\"valid\">&#8220;Housing has become a safe and\u00a0highly profitable speculative asset\u00a0in a territory with unsustainable human pressure and a structural housing shortage.&#8221;<\/p>\n<p>Large investment groups and foreign capital come to speculate, &#8220;and further aggravate a problem that is already suffocating residents&#8221;, he added.<\/p>\n<p>For this reason, Mr Salas has argued that the Spanish Government in Madrid should promote this special legal regime within the EU, taking into account the island&#8217;s status.<\/p>\n<p>This revelation comes just weeks after new data revealed that\u00a0<a data-link-tracking=\"InArticle|Link\" href=\"https:\/\/www.express.co.uk\/travel\/articles\/2114220\/second-home-fury-rises-majorca-overtourism\" target=\"_blank\" rel=\"noopener\">foreign buyers<\/a> \u2013 including thousands of Brits \u2013\u00a0<a data-link-tracking=\"InArticle|Link\" href=\"https:\/\/www.express.co.uk\/news\/world\/2151519\/majorca-fury-foreigners-own-half-of-homes\" target=\"_blank\" rel=\"noopener\">now own nearly half of all properties<\/a> in the island\u2019s most desirable areas. The data, released by the Balearic Ministry of Housing, showed that the picturesque municipality of <a data-link-tracking=\"InArticle|Link\" href=\"https:\/\/www.express.co.uk\/news\/world\/2117715\/couple-sex-pool-majorca-Port-d-Andratx\" target=\"_blank\" rel=\"noopener\">Andratx<\/a>\u00a0has officially become the capital of foreign ownership on the island. A staggering 48.2% of all residential properties in the area are now held by non-Spanish citizens<\/p>\n<p data-mce-linkchecker-status=\"valid\">Land registry data for 2025 indicated that the total number of Majorcan residential properties held by non-Spanish citizens is 92,030, accounting for just over 16%. The invasion of foreign capital is concentrated in the island&#8217;s coastal gems. In contrast, the island\u2019s capital, Palma, remains largely in local hands, with foreign ownership sitting at a much lower 14.5%.
