{"id":71915,"date":"2025-05-03T19:18:13","date_gmt":"2025-05-03T19:18:13","guid":{"rendered":"https:\/\/www.europesays.com\/uk\/71915\/"},"modified":"2025-05-03T19:18:13","modified_gmt":"2025-05-03T19:18:13","slug":"barnet-house-prices-fall-more-than-london-average","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/uk\/71915\/","title":{"rendered":"Barnet house prices fall more than London average"},"content":{"rendered":"<p><strong>The average Barnet house price in the year to February was \u00a3602,832 \u2013 a 1.3% decrease on January reports Clara Margotin, Data Reporter<\/strong><\/p>\n<p><img data-recalc-dims=\"1\" fetchpriority=\"high\" decoding=\"async\" width=\"1024\" height=\"603\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/05\/1658510373959.jpg\" alt=\"Estate agent signs with the word 'Sold' most prominent\" class=\"wp-image-8840\"  \/>Across the UK, average house prices soared by 5.4% in the year to February \u2013 (Credit \u2013 Radar)<\/p>\n<p>House prices in Barnet dropped in February, falling more than the average across London, new figures show.<\/p>\n<p><a href=\"https:\/\/www.ons.gov.uk\/economy\/inflationandpriceindices\/bulletins\/privaterentandhousepricesuk\/april2025\" target=\"_blank\" rel=\"noopener\">Figures from the Office for National Statistics show<\/a> the average Barnet house price in the year to February was \u00a3602,832 \u2013 a 1.3% decrease on January.<\/p>\n<p>It was below the average across London, where prices decreased by 1.1%.<\/p>\n<p>The drop in Barnet does not reverse the longer-term trend in the area, which has seen property prices in the area grow by 0.7% over the last year.<\/p>\n<p>It means the area ranked 23rd among London\u2019s 33 local authorities for annual growth, with the average price in Barnet rising by \u00a34,300 over the past year.<\/p>\n<p>The highest annual growth in London was in Lewisham, where property prices increased on average by 9.6%.<\/p>\n<p>At the other end of the scale, properties in Westminster lost 20.9% of their value.<\/p>\n<p>Meanwhile, across the UK, average house prices soared by 5.4% in the year to February \u2013 the largest increase in more than two years.<\/p>\n<p>House prices growth has been accelerating since last summer, while activity has picked up as buyers rushed to beat stamp duty increases.<\/p>\n<p>Experts said there was a rush among home buyers to complete their purchases ahead of stamp duty discounts in England and Northern Ireland becoming less generous.<\/p>\n<p>From April, first-time buyers started paying stamp duty on properties costing more than \u00a3300,000, while they were previously exempt from paying the tax on properties up to \u00a3425,000.<\/p>\n<p>Separate figures from the ONS show the Consumer Prices Index (CPI) inflation eased to 2.6% in March, from 2.8% in February.<\/p>\n<p>Sarah Coles, head of personal finance at Hargreaves Lansdown, agreed these figures showed the \u201cpeak of activity, as buyers rushed purchases through the system before the stamp duty holiday ran out at the end of the month\u201d.<\/p>\n<p>Jason Tebb, president of property search portal OnTheMarket, said: \u201cAffordability remains a challenge but with a number of lenders reducing their mortgage pricing over the past few weeks, this may continue to ease if swap rates decline and other lenders follow suit.<\/p>\n<p>\u201cCheaper mortgage rates would certainly help boost activity and transactions, which are of benefit not just to the housing market but wider economy.\u201d<\/p>\n<p>Swap rates \u2013 which are used by lenders to set mortgages \u2013 have dropped since US president Donald Trump\u2019s tariffs announcement earlier in April, amid expectations that interest rates will be cut further in the coming months.<\/p>\n<p><strong>Independent news outlets like ours \u2013 reporting for the community without rich backers \u2013 are under threat of closure, turning British towns into news deserts.\u00a0<\/strong><\/p>\n<p><strong>The audiences they serve know less, understand less, and can do less.\u00a0<\/strong><\/p>\n<p><strong>If our coverage has helped you understand our community a little bit better, please consider supporting us with a monthly, yearly or one-off donation.\u00a0<\/strong><\/p>\n<p><strong>Choose the news.
