A consultation is now open to gather views and feedback about the next ambitious phase of regeneration in the north Manchester neighbourhood. <\/p>\n
Collyhurst\u00a0was chosen as one of the first focus areas for investment as part of the major Victoria North regeneration programme\u00a0\u2013 a partnership between Manchester City Council and FEC –\u00a0that will see more than 15,000 new homes across seven distinct neighbourhoods in the coming years.\u00a0\u00a0<\/p>\n

Initial consultation for future regeneration in\u00a0Collyhurst\u00a0completed in November 2025, which provided local people detail about the high level principles of future investment\u00a0in their neighbourhood \u2013 including a mix of different types of homes, a focus on affordable homes within a mix of different tenures\u00a0\u2013 including significant social rent homes –\u00a0alongside\u00a0green areas and spaces for the community.\u00a0\u00a0<\/p>\n

Since then, households within the boundary of\u00a0the proposed\u00a0phase\u00a0two\u00a0area\u00a0have been\u00a0directly contacted to discuss their housing requirements\u00a0to ensure that they are at the centre of developing proposals.\u00a0<\/p>\n

<\/p>\n
Now, the\u00a0whole\u00a0community\u00a0will have an opportunity to find out more about the emerging proposals\u00a0before detailed design and planning takes place, taking the local\u00a0people\u00a0along on the regeneration journey \u2013 from concept to design.\u00a0\u00a0<\/p>\n

Based on the development\u00a0being delivered in phase\u00a0one, current estimates suggest, subject to consultation and detailed design work, that\u00a0around 550 homes could be built\u00a0in the phase\u00a0two\u00a0area\u00a0helping to meet\u00a0the\u00a0growing demand for\u00a0quality, affordable\u00a0housing in the area, alongside a new community park.\u00a0<\/p>\n

Similar to\u00a0the first phase of development, the\u00a0ambition\u00a0\u2013 subject to consultation and planning \u2013 would be to make sure a\u00a0significant number\u00a0of the new homes will be for social rent\u00a0to meet demand for quality, genuinely affordable homes in\u00a0Collyhurst. In phase one,\u00a0130 of 274 homes were capped at the social rent level.\u00a0\u00a0<\/p>\n

The consultation will also gather feedback about the mix of housing types required in the community, new walking and cycling routes through the neighbourhood, and features that could be\u00a0included in\u00a0an extended area of the new\u00a0Collyhurst\u00a0Park space.\u00a0\u00a0<\/p>\n
274 homes are currently under construction across two sites in South\u00a0Collyhurst\u00a0and\u00a0Collyhurst\u00a0Village, where\u00a0the first\u00a035 homes have now been completed \u2013\u00a0including\u00a0the\u00a0first 10\u00a0of 130 new Council homes for social rent.<\/a>\u00a0\u00a0<\/p>\n
Completions are now being phased throughout 2026,\u00a0and some of\u00a0the\u00a0new Council homes\u00a0will also support residents\u00a0that\u00a0moved\u00a0outside of\u00a0Collyhurst\u00a0from\u00a0the now demolished maisonettes\u00a0to\u00a0\u00a0move back to the community, into new homes in South\u00a0Collyhurst\u00a0\u2013 fulfilling the Council\u2019s commitment to those residents who were promised they could return should they want to.\u00a0\u00a0<\/p>\n
Detailed proposals\u00a0for future\u00a0phases\u00a0of\u00a0development will\u00a0be\u00a0worked through\u00a0and developed through public consultation\u00a0on a\u00a0phased\u00a0basis.\u00a0The focus\u00a0in the coming\u00a0years\u00a0will be to develop\u00a0proposals for\u00a0Collyhurst\u00a0Village,\u00a0while detailed plans for South\u00a0Collyhurst\u00a0will then be developed\u00a0in six to 10 years.\u00a0<\/p>\n
