{"id":774921,"date":"2026-02-19T13:29:18","date_gmt":"2026-02-19T13:29:18","guid":{"rendered":"https:\/\/www.europesays.com\/uk\/774921\/"},"modified":"2026-02-19T13:29:18","modified_gmt":"2026-02-19T13:29:18","slug":"piercycompany-completes-back-to-back-mixed-use-buildings-at-kings-cross","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/uk\/774921\/","title":{"rendered":"Piercy&#038;Company completes back-to-back mixed-use buildings at King\u2019s Cross"},"content":{"rendered":"<p>The buildings occupy Plot R8 on the King\u2019s Cross Masterplan and together provide 72 social-rent homes as well as 5,000m2 of workspace, small business, voluntary sector and retail spaces.<\/p>\n<p><img fetchpriority=\"high\" decoding=\"async\" class=\"aligncenter size-full wp-image-816494\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2026\/02\/R8-Jellicoe_PCO_-Alex_Jackson_2-1-scaled.webp.webp\" alt=\"\" width=\"2375\" height=\"2560\"  \/><\/p>\n<p>The Jellicoe, on the western edge of the plot, provides adaptable workspaces designed for flexibility, its gently curving fa\u00e7ade designed according to passive environmental principles and embracing Jellicoe Gardens to the front.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-816489\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2026\/02\/R8-Deltic_PCO_-Alex_Jackson_1-1-scaled.webp.webp\" alt=\"\" width=\"1688\" height=\"2560\"  \/><\/p>\n<p>Deltic House, to the east, contains 72 social-rent homes with a focus on larger family units. These consist of nine four-beds, 31 three-beds, 21 two-beds, and 11 one-beds, which are accessed via a double-height, timber-lined entrance lobby. The building has a narrow section of 15m, which admits increased natural daylight into the homes.<\/p>\n<p>The building is oriented to capture views east over The City of London. Its fa\u00e7ade is composed of scalloped precast balconies, which read as undulating ribbons, bringing a sense of movement to the streetscape. To its east, a new park \u2013 Gatti Park \u2013 with playspace and facilities for skate and basketball has recently opened.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-816491\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2026\/02\/R8-Deltic_PCO_-Alex_Jackson_2-1-scaled.webp.webp\" alt=\"\" width=\"1706\" height=\"2560\"  \/><\/p>\n<p>Both residential and office elements have been designed for flexibility. The office floorplates incorporate soft spots for future vertical connections between floors, while the lift and riser strategy allows for the conversion of its upper floors to restaurant space. The residential block is designed to be easily stripped back to its concrete structure for future conversion.<\/p>\n<p>An energy centre at King\u2019s Cross provides low-carbon heating and hot water across the estate. The buildings have also achieved BREEAM Outstanding and EPC A ratings.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-816495\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2026\/02\/R8-Jellicoe_PCO_-Alex_Jackson_3-1-scaled.webp.webp\" alt=\"\" width=\"1707\" height=\"2560\"  \/><\/p>\n<p>Architect\u2019s view<\/p>\n<p>The idea was to crumble this large remaining plot and bring intimacy and grain to four new streets. Our building formed one edge of a beautiful new garden square by Tom Stuart Smith and created a central shared terrace garden, also by Tom Stuart-Smith.<\/p>\n<p>This is designing at a high-density urban scale but we were conscious of creating a more human experience and generosity at street level.
