{"id":778459,"date":"2026-02-21T03:04:34","date_gmt":"2026-02-21T03:04:34","guid":{"rendered":"https:\/\/www.europesays.com\/uk\/778459\/"},"modified":"2026-02-21T03:04:34","modified_gmt":"2026-02-21T03:04:34","slug":"build-homes-ni-demands-long-term-solution-to-derrys-wastewater-deadlock","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/uk\/778459\/","title":{"rendered":"Build Homes NI demands long term solution to Derry\u2019s wastewater deadlock"},"content":{"rendered":"<p>Build Homes NI, the representative body for Northern Ireland\u2019s largest housebuilders, has raised concerns that the development of 1,775 homes in <a href=\"https:\/\/www.derrynow.com\/section\/975\/news\" rel=\"nofollow noopener\" target=\"_blank\">Derry<\/a> &amp; Strabane District Council area is being impeded by a lack of capacity in the area\u2019s sewage network. This is the third highest figure of any council area in Northern Ireland.<\/p>\n<p>It comes at a time of record homelessness across Northern Ireland with almost 50,000 applicants on the waiting list for social housing, including 6,426 locally.<\/p>\n<p>The impact on house building was confirmed by the Minister for Infrastructure, Liz Kimmins, in response to a question in the Northern Ireland Assembly this month.<\/p>\n<p>Build Homes NI Director, Paul McErlean, said: \u201cWastewater is critical infrastructure, but years of underinvestment has left much of Northern Ireland\u2019s sewage network at full capacity. No capacity means no new connections and that means any new development, be that housing or factories, could be refused planning permission.<\/p>\n<p>\u201cNI Water advises that there are two wastewater treatment works locally which have no capacity and a further 18 with restricted capacity.<\/p>\n<p>\u201cAs a result, the development of 1,775 homes in this council area is being impeded. Across Northern Ireland housebuilding has fallen to historically low levels.<\/p>\n<p>\u201cThis is terrible news for people trying to get onto the housing ladder for the first time and helps explain why increases in rent and house prices in Northern Ireland are the fastest growing in the UK.\u201d<\/p>\n<p>According to the Department of Finance only 443 new private and social housing homes were built in Derry &amp; Strabane last year (October 2024 \u2013 September 2025), down 223 from the previous year. This was the second lowest total in Northern Ireland\u2019s 11 council areas.<\/p>\n<p><strong>READ NEXT: <a href=\"https:\/\/www.derrynow.com\/news\/local-news\/1994689\/stoney-manor-residents-feel-abandoned-by-the-developers-and-contractor.html\" target=\"_blank\" rel=\"noopener nofollow\">Stoney Manor residents feel &#8216;abandoned&#8217; by the developers and contractor<\/a><\/strong><\/p>\n<p>Mr McErlean\u00a0added: \u201cThe underlying problem is chronic underfunding of Northern Ireland Water which receives the vast majority of its income from the Northern Ireland Executive.<\/p>\n<p>\u201cAs a result, our members have confirmed that the pipeline of housing development sites is beginning to dry up and that they are being forced to look outside of Northern Ireland for work.<\/p>\n<p>\u201cAt present the Northern Ireland Executive is following a \u2018three-pronged\u2019 approach to wastewater issues but this is wholly inadequate given the scale of the crisis and the \u00a32billion deficit NI Water faces in its next funding period.<\/p>\n<p>\u201cWe need local MLAs to ask the Northern Ireland Executive to provide a long-term solution to our growing wastewater crisis.
