{"id":790454,"date":"2026-02-26T14:49:36","date_gmt":"2026-02-26T14:49:36","guid":{"rendered":"https:\/\/www.europesays.com\/uk\/790454\/"},"modified":"2026-02-26T14:49:36","modified_gmt":"2026-02-26T14:49:36","slug":"savills-launches-major-bristol-development-opportunity","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/uk\/790454\/","title":{"rendered":"Savills launches major Bristol development opportunity"},"content":{"rendered":"<p style=\"font-weight: 400;\"><strong>Homes England has put a significant residential-led development opportunity in Bristol on the market.<\/strong><\/p>\n<p style=\"font-weight: 400;\">Acting on behalf of the government agency, Savills has been appointed to sell the site of the former Kleeneze factory in Hanham.<\/p>\n<p style=\"font-weight: 400;\">Situated in the popular suburb of Hanham, to the east of the city centre, the brownfield site was acquired by Homes England in 2020.<\/p>\n<p style=\"font-weight: 400;\">It has since been cleared and primed for development following extensive enabling works<strong>. <\/strong><\/p>\n<p style=\"font-weight: 400;\">The 2.34 hectare site is offered for sale on a freehold basis with vacant possession.<\/p>\n<p style=\"font-weight: 400;\">Savills is marketing the scheme with the benefit of outline planning permission for up to 200 new homes, including 35% affordable housing, and not less than 650 square metres of Class E workspace, supporting South Gloucestershire Council\u2019s urban lifestyles strategy.<\/p>\n<p style=\"font-weight: 400;\">The outline consent and accompanying parameter plans allow for significant flexibility in density and housing mix.<\/p>\n<p style=\"font-weight: 400;\">Feasibility studies prepared for Homes England demonstrate alternative schemes, including a housing led scheme of 114 dwellings and options ranging up to 176 dwellings, all in alignment with the approved parameter plans.<\/p>\n<p style=\"font-weight: 400;\">Angharad Gravell, who is marketing the development opportunity on behalf of Savills Bristol, said: \u201cThe site is very well located, a short walk from Hanham High Street, a vibrant hub for the local community, and just four miles from Bristol city centre.<\/p>\n<p style=\"font-weight: 400;\">\u201cWith significant pre-development investment already complete, and outline planning permission for a high-quality sustainable residential-led scheme in place, it represents an ideal opportunity for a variety of developers.\u201d<\/p>\n<p style=\"font-weight: 400;\">The site is being offered to the market for sale by informal tender on a conditional subject to planning basis.
