{"id":814765,"date":"2026-03-09T16:44:13","date_gmt":"2026-03-09T16:44:13","guid":{"rendered":"https:\/\/www.europesays.com\/uk\/814765\/"},"modified":"2026-03-09T16:44:13","modified_gmt":"2026-03-09T16:44:13","slug":"manchester-city-council-finalises-gm-pension-fund-partnership-to-deliver-1600-homes-over-the-next-decade","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/uk\/814765\/","title":{"rendered":"Manchester City Council finalises GM Pension Fund partnership to deliver 1,600 homes over the next decade"},"content":{"rendered":"<p>Manchester City Council and the Greater Manchester Pension Fund\u202f(GMPF)\u202fwill form a new\u202fpartnership\u202fto deliver around 1,600 new homes in the coming years\u202fthrough the This City housing company.<\/p>\n<p>A report submitted to the Council\u2019s\u00a0Executive this week will look to approve the\u202farrangements with the pension fund that will help deliver the next\u202fphase of This City\u202fover\u202fat\u202fleast\u202fthe\u202fnext 10 years, which could be extended by mutual agreement.\u202f\u202f\u00a0<\/p>\n<p>The joint venture\u202fwill create a\u202fcollaboration agreement\u202fto deliver new low-carbon homes across seven council-owned sites, including at least 20% genuinely affordable homes capped at the\u202faffordable\u202fManchester Living Rent.\u202f\u202f\u00a0<\/p>\n<p>The investment will look to support local economic growth, investing in communities to create sustainable neighbourhoods, while also delivering a range of green employment opportunities.\u202f\u202f\u00a0<\/p>\n<p>The first\u202fThis City development has already\u202fcompleted at No.\u202f1\u00a0Ancoats\u00a0Green,\u202fwhich\u202fwelcomed new residents last year.\u202f\u202f\u00a0<\/p>\n<p>The seven\u202finitial\u202ffuture\u202fsites are spread across the city, with a particular focus on north and east Manchester, while the next site being brought forward\u202fis, Postal Street in the Northern Quarter area of the city centre.\u202f\u202f\u00a0<\/p>\n<p>Demolition of\u202fa previous\u202fsingle-story\u202fcommercial building has already been completed at the site, allowing for detailed design of the new residential development that will deliver 126\u202fnew low-carbon homes, with at least 20% capped at the Manchester Living Rent level.\u202f\u202f\u00a0<\/p>\n<p>A planning application for the site has now been\u202fsubmitted\u202fto RIBA Stage 2 design and consultation ahead of a formal planning submission\u202fwith an expected start on site later in 2027.\u202f\u00a0<\/p>\n<p>Further to\u202fPostal Street,\u202ffive\u202fother\u202ffuture sites have been\u202fidentified:<\/p>\n<ul class=\"wp-block-list\">\n<li>Monsall\u202fin\u202fHarpurhey,\u202fnorth Manchester \u2013 four phases will deliver\u202f651 homes\u202f\u00a0<\/li>\n<li>Kirkmanshulme\u202fLane, Longsight,\u202feast Manchester \u2013 88 homes\u202f\u00a0<\/li>\n<li>Hyde Road, Longsight, east Manchester \u2013 84 homes\u202f\u00a0<\/li>\n<li>Grey Mare Lane,\u202fAncoats\u202fand Beswick,\u202feast Manchester \u2013 145 homes\u202f\u00a0<\/li>\n<li>Downing Street, Ardwick,\u202fcentral Manchester \u2013 181 homes.\u202f\u202f\u00a0<\/li>\n<\/ul>\n<p>Early community engagement activity around proposals to\u202fdevelop sites in\u202fMonsall\u202fand Hyde has already taken place to gather local feedback that will help guide initial design work in the coming months.\u202f\u202f\u00a0<\/p>\n<p>This City\u2019s focus is to increase the number of quality homes built on council-owned brownfield land, with at least 20% of the homes built made available at the Manchester Living Rent \u2013 a level of rent that is covered by housing benefit, making sure as many people as possible can afford to live in the new homes.\u202f \u202f\u00a0<\/p>\n<p>Both the market and affordable housing delivered through This City will contribute to the Council\u2019s housing strategy that has set a target to help build at least 36,000 homes up to 2032, including 10,000 genuinely affordable, council and social homes \u2013 of which at least 3,000 will be in the city centre.\u202f\u202f\u202f\u00a0<\/p>\n<p><strong>Cllr Bev Craig, leader of Manchester City Council, said:<\/strong>\u202f\u201cOur housing strategy is both about building the homes our city needs, but also intervening to make our city affordable to everyone.\u00a0\u00a0Our plan for 10,000 genuinely affordable,\u00a0social\u00a0and council homes is building record\u00a0numbers. We built more last year than any year since the early 2000s.\u201d<\/p>\n<p>\u201cThis partnership with the Greater\u202fManchester\u00a0Pension\u00a0Fund will enable us to drive forward the work of This\u00a0City to build the homes the city needs\u202fon council-owned land.\u201d<\/p>\n<p>\u201cCompleting No.1\u202fAncoats\u202fGreen last year\u202fwas\u202fa great start \u2013 but this collaboration with the Greater Manchester Pension Fund provides long-term assurance that we can bring forward\u202fand deliver even more\u202fambitious schemes.\u201d<\/p>\n<p>\u201cWe already have a strong pipeline of projects in place, including the next This City development in the Northern Quarter, with further sites across Manchester.
