The four teams are in the running to create an office and market building (known as Plot 7A1) at the eastern gateway to Smithfield.<\/p>\n<p>The latest project will sit at the heart of Lendlease\u2019s 17ha masterplan (on plot 7A) overlooking the Bullring shopping centre and St Martin\u2019s Church.<\/p>\n<p>The complex will feature 17,200m\u00b2 of new office space and will sit above a 1,850m\u00b2 reimagined Rag Market.<\/p>\n<p>It will be close to an indoor market building (Plot 5A) designed by <a href=\"https:\/\/davidkohn.co.uk\/\" target=\"_blank\" rel=\"noopener nofollow\">David Kohn Architects<\/a> working with Birmingham-based \u2006\u2018artist-run pluriverse\u2019 <a href=\"https:\/\/eastsideprojects.org\/\" target=\"_blank\" rel=\"noopener nofollow\">Eastside Projects<\/a>.<\/p>\n<p>The finalists were picked from 27 submissions. They will submit more detailed submissions this month, and a winner is due to be announced by early April.<\/p>\n<p>The announcement comes a year after Bell Phillips and Intervention Architecture won <a href=\"https:\/\/www.architectsjournal.co.uk\/news\/bell-phillips-and-intervention-get-ok-for-first-homes-at-birmingham-smithfield\" rel=\"nofollow noopener\" target=\"_blank\">planning approval<\/a> for some of the first housing within the major regeneration site, near New Street station in Birmingham city centre.<\/p>\n<p>The council named Lendlease as its joint venture partner for Birmingham Smithfield in 2018\u00a0and granted\u00a0planning permission in June for the area\u2019s \u00a31.9 billion regeneration plans, following a lengthy planning process.<\/p>\n<p>The masterplan, a revision of an earlier version, was drawn up by a <a href=\"https:\/\/www.smithfieldbirmingham.co.uk\/about-us\/\" target=\"_blank\" rel=\"noopener nofollow\">design team<\/a> including Prior + Partners and <a href=\"https:\/\/davidkohn.co.uk\/projects\/smithfield-markets\" target=\"_blank\" rel=\"noopener nofollow\">David Kohn Architects<\/a> and was submitted in October 2023.<\/p>\n<p>An original application was <a href=\"https:\/\/www.architectsjournal.co.uk\/news\/redrawing-birminghams-smithfield-plans-for-phase-one-of-the-1-9bn-megaproject\" target=\"_blank\" rel=\"noopener nofollow\">lodged in January 2023,<\/a> before a revised masterplan was submitted to address concerns raised by Historic England over harm to the historic cityscape.<\/p>\n<p>The design was led by <a href=\"https:\/\/www.priorandpartners.com\/\" target=\"_blank\" rel=\"noopener nofollow\">Prior + Partners<\/a> along with New York High Line lead <a href=\"https:\/\/www.fieldoperations.net\/about-us\/people.html\" target=\"_blank\" rel=\"noopener nofollow\">James Corner Field Operations<\/a>. It includes buildings by Stirling Prize-winners dRMM and Haworth Tompkins, and up-and-coming local practice <a href=\"https:\/\/www.mineshpatel.co.uk\/\" target=\"_blank\" rel=\"noopener nofollow\">Minesh Patel Architects<\/a>.<\/p>\n<p>Smithfield project director Colin Murphy said: \u2018Smithfield Birmingham is one of the most important regeneration opportunities in the UK, and this plot will set the tone for the quality, ambition and identity of the whole development.<\/p>\n<p>\u2018We were impressed by the strength of the applications, and we\u2019re delighted to shortlist four outstanding architect teams who each bring a distinctive design perspective.
