They have joined the flood of lenders pushing up their mortgage rates once more, with experts warning they will roughly &#8220;slap on an extra \u00a3360 a year to a mortgage of \u00a3150,000&#8221;.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">Nationwide is lifting mortgage rates from Friday, March 13, by up to 0.2 per cent across its range. The building society had <a aria-label=\"\" class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/newspage.news\/2026\/03\/05\/nationwide-to-increase-mortgage-rates-by-up-to-0-25-amid-middle-east-war\/\" rel=\"nofollow noopener\" tabindex=\"0\" target=\"_self\">only raised<\/a> rates just a week earlier by up to 0.25 per cent.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">Virgin Money is also increasing rates across its entire offering by up to 0.21 per cent from today. The bank had similarly raised rates only <a aria-label=\"\" class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/newspage.news\/2026\/03\/06\/virgin-money-increases-mortgage-rates-up-to-0-25-as-brokers-urge-borrowers-to-act-quickly\/\" rel=\"nofollow noopener\" tabindex=\"0\" target=\"_self\">a week ago<\/a> by up to 0.25 per cent.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\"><a aria-label=\"\" class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/newspage.news\/2026\/03\/12\/nationwide-and-virgin-money-join-deluge-of-lenders-raising-their-rates-again\/\" rel=\"nofollow noopener\" tabindex=\"0\" target=\"_self\">Experts indicated<\/a> a 0.2 per cent rise equates to roughly &#8220;slapping on an extra \u00a3360 a year to a mortgage of \u00a3150,000&#8221;. Lenders large and small are upping rates across the board, often quite noticeably. Events in the Middle East are creating turmoil in the mortgage market.&#8221;<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">Babek Ismayil, CEO at homebuying platform <a aria-label=\"\" class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.onedome.com\/\" rel=\"nofollow noopener\" tabindex=\"0\" target=\"_self\">OneDome<\/a>, said the mortgage market looked vastly different to the start of March.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">He said: &#8220;This has not been a great week for borrowers at all. Markets are highly volatile and are pricing in increased <a aria-label=\"inflationLink opens in a new tab.\" class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.mirror.co.uk\/all-about\/inflation\" rel=\"follow nofollow noopener\" tabindex=\"0\" target=\"_blank\">inflation<\/a>, which is sending swap rates north and mortgage rates with them. In under a fortnight, the entire mortgage landscape has changed.&#8221;<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">Dariusz Karpowicz, director at Doncaster-based <a aria-label=\"\" class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.albionfa.co.uk\/?tag=dailexpr-21\" rel=\"nofollow noopener\" tabindex=\"0\" target=\"_self\">Albion Financial Advice<\/a>, explained that an additional 0.2 percent adds approximately \u00a3360 annually to a \u00a3150,000 mortgage.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">He said yesterday: &#8220;Four rate rises in a single week and we are not done yet. Nationwide and Virgin Money are both hiking by up to 0.2 per cent from tomorrow, right behind NatWest and Barclays. That extra 0.2 per cent adds roughly \u00a3360 a year on a \u00a3150,000 mortgage. Not pocket change.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">&#8220;Until geopolitical tensions settle, lenders will keep repricing. Swap rates are reacting to global uncertainty and lenders are passing every basis point straight to borrowers.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">&#8220;If you are sitting on a deal or thinking about one, lock your rate in now. You can always switch to a lower rate later if markets calm down. Waiting, on the other hand, only costs you more.&#8221;<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">Adam Stiles, managing director at London-based <a aria-label=\"\" class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.helixfp.co.uk\/\" rel=\"nofollow noopener\" tabindex=\"0\" target=\"_self\">Helix Financial Partners<\/a>, anticipated further volatility before the markets settled once more.<\/p>\n<p><img decoding=\"async\" alt=\"Couple reviewing financial documents and using laptop at home. We&#8217;re expecting more to come until the markets calm down.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">&#8220;Stability here is key and we won&#8217;t see rates calming down until we see this. It&#8217;s important to get a rate locked in sooner rather than later to hedge any further increases. If they drop again you can secure lower rates at that point.&#8221;<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">Simon Bridgland, a broker at <a aria-label=\"CanterburyLink opens in a new tab.\" class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.mirror.co.uk\/all-about\/canterbury\" rel=\"follow nofollow noopener\" tabindex=\"0\" target=\"_blank\">Canterbury<\/a>-based <a aria-label=\"\" class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.charwinprivateclients.co.uk\/\" rel=\"nofollow noopener\" tabindex=\"0\" target=\"_self\">Charwin Private Clients<\/a>, said borrowers would be feeling &#8220;nervous&#8221;.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">He said on Thursday: &#8220;Two lenders joined at the hip have both come out and set up their stall for the weekend, with increases sure to set off the more nervous borrower. With rates set to increase by up to 0.2 per cent with both Nationwide and Virgin from tomorrow. This comes hot on the heels of NatWest and Barclays, who have both issued notices of increases from tomorrow.&#8221;<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">Martin Rayner, director at <a aria-label=\"\" class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/comptonfinancial.co.uk\/\" rel=\"nofollow noopener\" tabindex=\"0\" target=\"_self\">Compton Financial Service<\/a>s, explained why rising swap rates are being passed on to borrowers.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">He added: &#8220;Rising swap rates lead to higher mortgage rates and also signal that markets expect <a aria-label=\"interest ratesLink opens in a new tab.\" class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.mirror.co.uk\/all-about\/interest-rates\" rel=\"follow nofollow noopener\" tabindex=\"0\" target=\"_blank\">interest rates<\/a> to stay higher for longer, which can reduce affordability for borrowers and increase borrowing costs for businesses, potentially slowing housing activity and wider economic growth.
