A desirable street in Greater Manchester<\/a> lined with large traditional homes and modern mansions has been named one of the priciest streets to live on in the UK. The latest edition of Rightmove<\/a>\u2019s ‘most expensive streets’ report reveals that Chapel Lane in Hale Barns<\/a> is amongst the top 20 most expensive streets to buy a property<\/a> outside of London.<\/p>\n

Ranking in 14th place, the average cost to buy a home on this plush street is \u00a31,979,000, with house prices<\/a> having gone up by a whopping 68 per cent in the last year, and 34 per cent up on the 2020 peak of \u00a31,365,833.<\/p>\n

A quick glance on Rightmove shows that houses have sold for below and above this mark recently, with a five-bed detached property selling for a huge \u00a33.3 million in October 2025, a detached home selling for just above \u00a32 million in August 2025, whilst a five-bed detached on the street sold for \u00a31.2 million in November 2025.<\/p>\n

The leafy street sits in the affluent village of Hale Barns in Trafford<\/a>, just a stone’s throw away from Manchester Airport<\/a> with easy access to Manchester, Liverpool and Cheshire from the M56 and M60. Together with Hale and Bowdon, the village is one of the wealthiest areas in the country and is home to some of Manchester’s Premier League footballers.<\/p>\n

The village features a range of upmarket restaurants, pubs and bars, as well various high-end shops, cafes and top-performing schools. According to Bentley Hurst estate agents in Manchester and Hale, many of Hale Barn’s residents are long-term homeowners, which helps “foster a stable and welcoming community.”<\/p>\n

“Hale Barns is renowned for its premium housing stock. The area features large, detached family homes, many with gated driveways, landscaped gardens, and bespoke interiors,” says the estate agents.<\/p>\n

“Modern mansions and luxury rebuilds sit alongside mid-century properties, offering a diverse mix of architectural styles. It\u2019s a popular choice for high-net-worth individuals and families looking for long-term homes in a secure and prestigious location.”<\/p>\n

Houses in Hale Barns sold for an average of \u00a31,193,412 over the last year. The majority of properties sold were detached, selling for an average price of \u00a31,311,690, whilst semi-detached homes sold for an average of \u00a3579,000 and terraced properties sold for \u00a3400,000 on average.<\/p>\n

Elsewhere in the country, Winnington Road in Barnet, London retained its top-spot position as 2026\u2019s most expensive street in Great Britain, with an average asking price of \u00a312,538,095.<\/p>\n

East Road in Elmbridge, Surrey, has been named the most expensive street outside of London, and is the only street outside of London in the top 20, with an average price of \u00a38,795,714.<\/p>\n

The most expensive street in the north west is Congleton Road in Cheshire East, with homes selling for an average price of \u00a33,323,500, making it the third most expensive street to live on outside of London.<\/p>\n

\u201cBritain\u2019s most expensive streets always capture the nation\u2019s attention and this year we see the return of Winnington Road in North London, as Britain’s most expensive street based on asking prices,” says Colleen Babcock, Rightmove\u2019s property expert. “In fact, this year’s top 20 is taken up almost entirely by London addresses, showing the city still reigns as supreme when it comes to ultra-prime property.<\/p>\n

\u201cFor buyers looking for prestigious roads outside of the hustle and bustle of London, Elmbridge in Surrey is flying the flag for the rest of the country as the only area outside the capital to make the top 20 list.”<\/p>\n
