{"id":863004,"date":"2026-03-31T17:16:27","date_gmt":"2026-03-31T17:16:27","guid":{"rendered":"https:\/\/www.europesays.com\/uk\/863004\/"},"modified":"2026-03-31T17:16:27","modified_gmt":"2026-03-31T17:16:27","slug":"masterplan-shows-how-more-than-2000-new-homes-could-change-bristol-industrial-area","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/uk\/863004\/","title":{"rendered":"Masterplan shows how more than 2,000 new homes could change Bristol industrial area"},"content":{"rendered":"<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">A new masterplan shows how plans for more than 2,000 new homes could completely change an industrial area. <a aria-label=\"\" class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.bristolpost.co.uk\/all-about\/bristol-city-council\" rel=\"follow noopener\" tabindex=\"0\" target=\"\">Bristol City Council<\/a> has endorsed the <a aria-label=\"\" class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/democracy.bristol.gov.uk\/documents\/s124836\/Appendix%20A%20-%20Atlas%20Place%20Strategic%20Framework%20Vision.pdf\" rel=\"nofollow noopener\" tabindex=\"0\" target=\"_self\">masterplan for Atlas Place<\/a>, where three separate giant new housing developments are planned, establishing a new neighbourhood.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">The area is located off the top of Lodge Causeway in Hillfields, around Goodneston Road, and is industrial rather than residential. A \u201cvision strategy framework\u201d was approved by councillors on the economy and skills policy committee on Monday, March 30. But there is a lack of detail about the impact on healthcare and traffic, and no restrictions on the height of new buildings.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">Simone Wilding, the council\u2019s head of planning, said: \u201cIt\u2019s more important to consider the quality of the public realm and living conditions being created, rather than specific numbers around density or storeys. The difficulty with such numbers is that you can get very hung up on them. Ultimately they don\u2019t have that much meaning in terms of the quality of the place being created.\u201d<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">Locals are concerned about a lack of doctors or dentist surgeries in the area, with thousands of new residents adding to demand on already stretched healthcare services. While the council is \u201coften in discussion\u201d with the region\u2019s <a aria-label=\"\" class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.bristolpost.co.uk\/all-about\/nhs\" rel=\"follow noopener\" tabindex=\"0\" target=\"\">NHS<\/a> bosses, providing new surgeries alongside building homes has regularly been a sticking point recently, due to a <a aria-label=\"\" class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.bristolpost.co.uk\/news\/bristol-news\/developers-could-told-pay-nhs-10714595\" rel=\"follow noopener\" tabindex=\"0\" target=\"_self\">row about funding<\/a> them.<\/p>\n<p><img decoding=\"async\" alt=\"The location of Atlas Place\" loading=\"lazy\"  src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2026\/03\/0_Atlas-Place-Location-Picture-Moowd.jpg\" \/><\/p>\n<p aria-label=\"The location of Atlas Place\" class=\"ImageCaption_caption-title__ccyQU\" data-testid=\"caption-title\">The location of Atlas Place(Image: Moowd )<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">Another complaint is the traffic in the area, with double parking narrowing the roads and creating pinch points. However the site is next to the Bristol and <a aria-label=\"\" class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.bristolpost.co.uk\/all-about\/bath-and-north-east-somerset\" rel=\"follow noopener\" tabindex=\"0\" target=\"\">Bath<\/a> Railway Path, a major cycling route into the city centre, and the three separate planning applications include transport upgrades too. So in theory, some future residents of the new homes will choose not to own a car and drive.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">Lori Streich, from the Fishponds Community Planning Group, said: \u201cOver the last three years we have carried out extensive surveys among residents in Fishponds, and we\u2019re confident there is overall support for the developments. Most of the homes will be between two and three storeys, with some flats in four-storey buildings.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">But the other two sites don\u2019t yet have planning permission: <a aria-label=\"\" class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.tmfishponds.co.uk\/our-proposals\/\" rel=\"nofollow noopener\" tabindex=\"0\" target=\"_self\">Castel Ltd site<\/a> on Goodneston Road where 1,600 homes are planned, and <a aria-label=\"\" class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/pa.bristol.gov.uk\/online-applications\/applicationDetails.do?activeTab=summary&amp;keyVal=SY0AREDNKXB00\" rel=\"nofollow noopener\" tabindex=\"0\" target=\"_self\">Central Fishponds Ltd site<\/a> including the industrial buildings north of Filwood Road around Verona House, where 380 homes are planned. A masterplan would guide developers on issues such as height, design and transport.<\/p>\n<p><img decoding=\"async\" loading=\"lazy\"  src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2026\/03\/0_Atlas-Place-Masterplan-Picture-Moowd.jpg\" \/><\/p>\n<p aria-label=\"The three sites in Atlas Place\" class=\"ImageCaption_caption-title__ccyQU\" data-testid=\"caption-title\">The three sites in Atlas Place(Image: Moowd )<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">Another factor is Bristol\u2019s new Local Plan. This is an important and wide-ranging document setting out how the city should develop over the next several years, and includes which areas should be earmarked for lots of new homes, such as Atlas Place. This is being examined by the government, and is expected to come into force in summer or early autumn.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">Central Fishponds was included in the Local Plan because of its many shops, good cycling and bus links, and \u201cunder-utilised\u201d buildings taking up a lot of space. But a lingering question is whether the lack of detail in the masterplan was due to the fact that it was written by consultants employed by the three landowners. Elsewhere, the council has itself drawn up masterplans.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">Green Councillor Toby Wells said: \u201cThere are a lot of things [local residents] are validly concerned about. I wonder if that\u2019s partly because this document is quite limited and high-level, but perhaps even more so in this case because it\u2019s a bit of a special case. It\u2019s been produced by the developers rather than the council, as a coalition.\u201d<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">The masterplan includes hopes for \u201cbio-routes for people\u201d, \u201cneighbourhood hearts\u201d and \u201cfrequent pockets for people\u201d. There is also guidance on architecture, which aims to acknowledge the style and appearance of the wider area, such as red bricks and sawtooth roofs.
