The playground at Newtown Park can be seen in the bottom left corner(Image: Yara Capital)<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">A new development could lead to 275 new homes <a aria-label=\"\" class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.bristolpost.co.uk\/news\/history\/gallery\/old-market-pictured-over-decades-8319053\" rel=\"follow noopener\" tabindex=\"0\" target=\"_self\">being built in Old Market<\/a>.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">Property developer Yara Capital wants to turn a partly empty parcel of land near Newtown Park into a mixture of living and working spaces.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">The &#8220;underutilised&#8221; brownfield site is located south west of the Trinity Street and Waterloo Road junction, near the Kingsland industrial estate and close to the entrance to the Bristol and <a aria-label=\"\" class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.bristolpost.co.uk\/all-about\/bath-and-north-east-somerset\" rel=\"follow noopener\" tabindex=\"0\" target=\"\">Bath<\/a> Railway Path.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">An existing data centre operated by Verizon UK sits on the eastern side of the site, whilst the remaining western area remains undeveloped and unused, according to the developer.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">Yara Capital wants to construct two buildings on the site, which would be between three and six storeys tall &#8211; with plans very much still in their infancy. <strong class=\"Strong_strong__e2x35\"\/>The developer says the buildings are likely to vary in height and that they are being designed to fit in with the surroundings.<\/p>\n<p><img decoding=\"async\" alt=\"A sketch of the proposed new development\" loading=\"lazy\"  src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2026\/04\/0_AMR_020406_OldMarket_03.jpg\" \/><\/p>\n<p aria-label=\"A sketch of the proposed new development\" class=\"ImageCaption_caption-title__ccyQU\" data-testid=\"caption-title\">A sketch of the proposed new development(Image: Yara Capital)<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">The eastern building would be earmarked for \u2018flexible workspaces suitable for start-ups, creative studios, light industrial uses and life science laboratories,\u2019 along with a co-working space.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">Meanwhile, the western building would contain 275 new homes. However, the proposed homes wouldn\u2019t be houses or even traditional flats.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">They will be \u2018co-living\u2019 spaces which function somewhat similarly to student accommodation but for young professionals, with small apartments and communal living spaces.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">Some co-living rooms do not even have their own kitchens but a Yara Capital spokesperson said the \u2018vision\u2019 was for the proposed studio flats to offer residents private kitchen facilities and bathrooms.<\/p>\n<p><img decoding=\"async\" alt=\"A data centre currently occupies part of the site\" loading=\"lazy\"  src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2026\/04\/0_AMR_020406_OldMarket_05.jpg\" \/><\/p>\n<p aria-label=\"A data centre currently occupies part of the site\" class=\"ImageCaption_caption-title__ccyQU\" data-testid=\"caption-title\">A data centre currently occupies part of the site(Image: Yara Capital)<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">The Zinc Works on nearby Unity Street already offers co-living accommodation, a form of housing which is <a aria-label=\"\" class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.bristolpost.co.uk\/news\/bristol-news\/bristol-brink-co-living-housing-9133573\" rel=\"follow noopener\" tabindex=\"0\" target=\"\">set to expand massively in Bristol in the near future<\/a>. In February construction began on what will become Bristol\u2019s tallest building, on the site of the former <a aria-label=\"\" class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.bristolpost.co.uk\/news\/bristol-news\/gallery\/bristol-premier-inn-hotel-torn-10227368\" rel=\"follow noopener\" tabindex=\"0\" target=\"_self\">Haymarket Premier Inn near the Bearpit.<\/a><\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">That development will include a 150-bed, 18-storey co-living tower and a 442-bed, 28-storey purpose-built student accommodation block.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">Just down the road, developers Pegasus Group have been granted permission to <a aria-label=\"\" class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.bristolpost.co.uk\/news\/bristol-news\/bristol-city-centre-car-parks-9193676\" rel=\"follow noopener\" tabindex=\"0\" target=\"_self\">demolish the Rupert Street car park <\/a>to create a new one as well as 328 student beds and 249 co-living studios. The new building will be up to 20 storeys tall.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">Proponents of co-living have heralded it as a solution to<a aria-label=\"\" class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.bristolpost.co.uk\/news\/bristol-news\/expensive-precarious-renters-asked-views-10893563\" rel=\"follow noopener\" tabindex=\"0\" target=\"_self\"> the housing crisis<\/a> for young professionals in urban areas, but critics fear it is a new way for developers to make profits by cramming people into smaller living spaces, according to <a aria-label=\"\" class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.bristolpost.co.uk\/news\/bristol-news\/co-living-boom-hit-bristol-8455208\" rel=\"follow noopener\" tabindex=\"0\" target=\"_self\">a 2023 Bristol Live long-read<\/a> on the issue.<\/p>\n<p><img decoding=\"async\" alt=\"The large plot of land is near Newtown Park and Old Market Street\" loading=\"lazy\"  src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2026\/04\/0_AMR_020406_OldMarket.jpg\" \/><\/p>\n<p aria-label=\"The large plot of land is near Newtown Park and Old Market Street\" class=\"ImageCaption_caption-title__ccyQU\" data-testid=\"caption-title\">The large plot of land is near Newtown Park and Old Market Street(Image: Yara Capital)<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">Alfie Yule, development manager at Yara Capital, said: &#8220;25 Trinity Street is currently underutilised and offers little to the local community.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">\u201cWe now have a real opportunity to bring the site back to life and deliver meaningful benefits for Old Market and the wider city by providing high\u2011quality employment space for creative, life\u2011science and light\u2011industrial businesses, alongside new homes in a sustainable location.
