{"id":881157,"date":"2026-04-08T23:05:21","date_gmt":"2026-04-08T23:05:21","guid":{"rendered":"https:\/\/www.europesays.com\/uk\/881157\/"},"modified":"2026-04-08T23:05:21","modified_gmt":"2026-04-08T23:05:21","slug":"860million-impactplaces-housing-partnership-makes-first-acquisition-in-manchester","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/uk\/881157\/","title":{"rendered":"\u00a3860million Impact&#038;Places housing partnership makes first acquisition in Manchester"},"content":{"rendered":"<p>A joint venture launched in November by Swiss Life Asset Managers, Homes England and Capital&amp;Centric, which is expected to deliver over 2,250 homes across the UK, has announced its first acquisition.<\/p>\n<p>The Impact&amp;Places Partnership has acquired social impact developer Capital&amp;Centric\u2019s Ferrous project in Manchester to kick-start their venture.<\/p>\n<p>The former industrial site on Chapeltown Street will receive a share of the Impact&amp;Places Partnership\u2019s projected \u00a3860million of investment into residential-led regeneration over the next decade in regions with high housing demand.<\/p>\n<p>The partnership is supported by Homes England\u2019s newly launched National Housing Bank, which, operating as part of Homes England, is deploying flexible, government backed finance across funds, platforms and partnerships to unlock housing and regeneration projects.<\/p>\n<p>Ferrous will feature 107 rental apartments with a resident rooftop terrace and resident amenity. Impact&amp;Places is also creating two green pocket parks packed with planting and seating, alongside The Cabin, a new space for food &amp; drink residencies, pop-ups, and parties.<\/p>\n<p>It\u2019s the final part of the developer\u2019s plan for Piccadilly East \u2013 a once underused part of Manchester city centre, now turned into a new neighbourhood of homes, workspaces and a hotel.<\/p>\n<p>With planning permission already in place and a contractor lined up to start by the end of the year, the first homes are expected to be completed by mid-to-late 2028.<\/p>\n<p><strong>John Moffat, joint managing director at Capital&amp;Centric, said: <\/strong>\u201cThis is a landmark moment for us to be putting our plans into action and getting on with delivering high-quality homes in places that need them most. By bringing together public and private investment, we are unlocking underused brownfield land and turning it into thriving, sustainable neighbourhoods with long-term social impact. This is only the beginning, with further projects set to be unveiled later this year.\u201d<\/p>\n<p><strong>Simon Century, chief executive officer of the National Housing Bank, added:\u00a0<\/strong>\u201cCollaboration between different organisations is essential to creating the new homes and thriving places that people want and need. \u00a0We realise\u00a0the greatest positive impact for communities is only achieved by working alongside partners, including\u00a0Swiss Life Asset Managers and\u00a0Capital&amp;Centric, who share our mission to increase the supply of quality\u00a0rental\u00a0homes and drive regeneration.\u201d<\/p>\n<p>\u201cJoint ventures like the\u00a0Impact&amp;Places\u00a0Partnership exemplify the ambition of our newly launched National Housing Bank to unlock projects and accelerate delivery at scale.
