{"id":881755,"date":"2026-04-09T05:37:25","date_gmt":"2026-04-09T05:37:25","guid":{"rendered":"https:\/\/www.europesays.com\/uk\/881755\/"},"modified":"2026-04-09T05:37:25","modified_gmt":"2026-04-09T05:37:25","slug":"rent-controls-in-wales-party-manifesto-reveals","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/uk\/881755\/","title":{"rendered":"Rent controls in Wales, party manifesto reveals"},"content":{"rendered":"<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-197315\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2026\/04\/Antony-Slaughter.jpg\" alt=\"Antony Slaughter\" width=\"730\" height=\"455\"  \/><\/p>\n<p>Rent controls will be introduced in Wales, one of the nation\u2019s political parties has outlined in its manifesto for the Senedd election.<\/p>\n<p>The <a href=\"https:\/\/wales.greenparty.org.uk\/contact\/\" target=\"_blank\" rel=\"noopener nofollow\">Wales Green Party<\/a> said it would freeze rent for a year before giving councils powers to apply caps on what tenants pay.<\/p>\n<p>It also wants to replace council tax, replacing it with a tax based on the value of land rather than property.<\/p>\n<p>Its leader Antony Slaughter said the party wanted to help <a href=\"https:\/\/thenegotiator.co.uk\/news\/regulation-law-news\/new-welsh-leader-told-to-ditch-rent-controls\/\" target=\"_blank\" rel=\"noopener nofollow\">bring down the cost of living<\/a>.<\/p>\n<p>Housing shortages<\/p>\n<p>Rent controls are widely considered detrimental to the economy as they can create housing shortages, reduce rental quality and discourage new construction.<\/p>\n<p>The measure can also disincentivise landlords from maintaining properties or offering new units, and can encourage tenants to stay put rather than move \u2013 something that can reduce the overall supply of rental homes.<\/p>\n<p>The Greens say opinion polls show they are on course to get candidates elected to the Senedd for the first time in the history of Wales\u2019 Parliament.<\/p>\n<blockquote class=\"quote-solid\" wp_automatic_readability=\"8\">\n<p>Everyone has a right to a safe, warm, affordable secure home. That isn\u2019t the case for so many people.\u201d<\/p>\n<\/blockquote>\n<p>Slaughter said the manifesto outlines how the party will \u201cturn people\u2019s lives around and make a better, fairer future for everyone\u201d.<\/p>\n<p>\u201cThe cost of living crisis is paramount,\u201d Slaughter said, which he said \u201call starts with housing\u201d.<\/p>\n<p>\u201cEveryone has a right to a safe, warm, affordable secure home. That isn\u2019t the case for so many people. It is so precarious, especially for younger people.\u201d<\/p>\n<p>Rent freeze<\/p>\n<p>The party said it would introduce a one-year rent freeze, which will be followed by a system that would allow the Welsh Government to approve local authority \u201crent pressure zones\u201d. In these zones, rent caps would apply to keep housing affordable.<\/p>\n<p>Rent increases would only be permitted \u201cwhere landlords deliver genuine improvements to homes, particularly upgrades that improve energy efficiency and reduce carbon emissions\u201d.<\/p>\n<p>The Greens also promise to ban no-fault evictions, where tenants are moved out of properties for no given reason.
