to transform Capital HouseCredit: GOOGLE MAPS<\/p>\n<p>The owners of the Premier Inn hotel chain acquired the building off Lothian Road last year and plan to invest over \u00a321million to transform the old premises.<\/p>\n<p>The firm has lodged a <a href=\"https:\/\/www.thescottishsun.co.uk\/topic\/planning\/\" target=\"_blank\" rel=\"noopener\">planning<\/a> application to the local authority to turn the 65,350-square-foot office block into a hotel.<\/p>\n<p>The application states that the use of the Capital <a href=\"https:\/\/www.thescottishsun.co.uk\/topic\/house\/\" target=\"_blank\" rel=\"noopener\">House<\/a> would be changed into a Premier Inn with 195 rooms.<\/p>\n<p>It will involve converting the 1980s office and its rear extension into a latest-format Premier Inn hotel with new signage<a href=\"https:\/\/www.heraldscotland.com\/news\/25142032.pubs-giant-convert-city-centre-office-block-hotel\/\" rel=\"nofollow noopener\" target=\"_blank\">.<\/a><\/p>\n<p>And it will include a <a href=\"https:\/\/www.thescottishsun.co.uk\/topic\/restaurant\/\" target=\"_blank\" rel=\"noopener\">restaurant<\/a> and bar, which will be located on the ground floor.<\/p>\n<p>The new hotel is expected to be called The Capital House Premier Inn.<\/p>\n<p>It is expected to attract more than 56,000 guests every year, generating an additional \u00a38.1million per year.<\/p>\n<p>It is Whitbread&#8217;s latest proposal as the firm continues to commit to <a href=\"https:\/\/www.thescottishsun.co.uk\/topic\/investing\/\" target=\"_blank\" rel=\"noopener\">investing<\/a> in the capital city.<\/p>\n<p>It comes as the hospitality chain revealed it has seen strong long-term potential for its bedrooms across Edinburgh.<\/p>\n<p>Jill Anderson, acquisitions manager for <a href=\"https:\/\/www.thescottishsun.co.uk\/topic\/scotland\/\" target=\"_blank\" rel=\"noopener\">Scotland<\/a> at Whitbread said: \u201cThe visitor <a href=\"https:\/\/www.thescottishsun.co.uk\/topic\/economy\/\" target=\"_blank\" rel=\"noopener\">economy<\/a> in Edinburgh is thriving but there remains an unmet demand for additional budget hotel rooms in the city.\u00a0 <\/p>\n<p>Stunning Scots hotel with jaw-dropping views and spa, right in the city centre<\/p>\n<p>&#8220;Capital House represents an excellent opportunity for us to deliver new Premier Inn bedrooms at affordable prices for our customers in a fantastic city centre location.<\/p>\n<p>\u201cThe location is ideal for both <a href=\"https:\/\/www.thescottishsun.co.uk\/topic\/business\/\" target=\"_blank\" rel=\"noopener\">business<\/a> and leisure customers.\u00a0 <\/p>\n<p>&#8220;It is sustainable and highly accessible with direct bus, tram and rail networks within a short walk, it\u2019s a stone\u2019s throw from the Edinburgh International Conference Centre (EICC) and Exchange District and is close to tourist destinations like Edinburgh Castle, Usher Hall and other theatres.<\/p>\n<p>\u201cWe\u2019re thrilled to submit proposals to transform this underused office building and bring life back into this corner of Festival Square.\u00a0<\/p>\n<p>&#8220;We are investing \u00a321m into delivering the new hotel which will generate over \u00a38m of additional guest spend into the Edinburgh economy each year and create more than 30 new hospitality <a href=\"https:\/\/www.thescottishsun.co.uk\/topic\/jobs\/\" target=\"_blank\" rel=\"noopener\">jobs<\/a>. <\/p>\n<p>&#8220;We look forward to working <\/p>\n<p>More widely, across the <a href=\"https:\/\/www.thescottishsun.co.uk\/topic\/uk\/\" target=\"_blank\" rel=\"noopener\">UK<\/a> and <a href=\"https:\/\/www.thescottishsun.co.uk\/topic\/ireland\/\" target=\"_blank\" rel=\"noopener\">Ireland<\/a>, Whitbread currently offers its customers a choice of more than 85,500 Premier Inn and hub
