A town just 40 minutes from central Glasgow has been named the most affordable area of the UK for first-time buyers. But the good news is that it’s just one of several Scottish hot-spots for starter homes.<\/p>\n

In the grip of a seemingly never-ending cost-of-living crisis and rising inflation, many young people buying their first home face an uphill battle to fund either the initial deposit or the sky-high monthly mortgage payments.<\/p>\n

However, a short journey down the M77 from Scotland’s largest city will bring you to the number one place in Britain for bargain-hunting first-time home buyers \u2013 Kilmarnock<\/a>.<\/p>\n

The historic Ayrshire town fell on hard times after Johnnie Walker whisky moved out in 2012 but its bounced back in recent years, thanks to an economic and cultural regeneration driven by the UK Government’s Levelling Up project.<\/p>\n

Even the former distillery and bottling plant is being transformed into a sustainable, low-carbon hub for businesses and smart living, thanks to the HALO project backed by local entrepreneur Marie Macklin. Despite this ‘Killie Revival’, the average price for a first-time buyer home is still only \u00a390,092.<\/p>\n

A spokesman for Rightmove, which compiled the data, said: “Affordability is a major challenge for many first-time buyers, with house prices varying widely depending on where you’re looking to live.<\/p>\n

“Comparing average asking prices of typical first-time homes – with two bedrooms or fewer – across Great Britain, Kilmarnock emerged as the cheapest place for first-time buyers. The town offers a mix of traditional sandstone homes and modern developments, and is a 40-minute commute into Glasgow.”<\/p>\n

Based on this average price, a first home in Kilmarnock would typically require a minimum 5% deposit of \u00a34,505. And with a 5.5% mortgage rate over 25 years, the monthly repayments would be \u00a3526.<\/p>\n

By comparison, the overall average property price across Scotland is \u00a3187,000 – meaning a first-time buyer would require a deposit of \u00a39,350 and face repayments of around \u00a31,091 per month.<\/p>\n

Meanwhile, Aberdeen tops the list of most-affordable British cities, with an average purchase price for first-time buyers of \u00a394,778.<\/p>\n

The Rightmove spokesman said: “Aberdeen is among the cities that combine all the benefits of urban living with more affordable property prices. It regularly finds itself near the top of UK resident satisfaction surveys. Reasons for this include the lower cost of living, along with the offshore oil industry, beautiful surrounding countryside, historic architecture and a thriving university community in the city.”<\/p>\n

Paisley (where the average first-time buyer can expect to pay \u00a395,906) also features on the list best areas for starter homes alongside East Kilbride (\u00a3102,536) and Ayr (\u00a3103,235). In the Top 10 of affordable cities, Aberdeen is joined by Dundee, where first homes are now selling for an average of \u00a3117,624.<\/p>\n
