The offer was made alongside development manager <a class=\"tag tag-163048\" href=\"https:\/\/www.bisnow.com\/tags\/yardnine\" target=\"_blank\" data-tag-id=\"163048\" rel=\"nofollow noopener\">YardNine<\/a>.<\/p>\n<p>The building is owned by Hong Kong-listed Lifestyle International Holdings, which has been weighing whether to sell the property or press ahead with a major refurbishment itself. No agreement has yet been finalised with KKCG.<\/p>\n<p>The latest bid is understood to have surpassed competing second-round offers submitted earlier in May. Other parties believed to have made it through to the final stage include Pembroke, <a class=\"tag tag-193100\" href=\"https:\/\/www.bisnow.com\/tags\/sixth-street\" target=\"_blank\" data-tag-id=\"193100\" rel=\"nofollow noopener\">Sixth Street<\/a> working with <a class=\"tag tag-128831\" href=\"https:\/\/www.bisnow.com\/tags\/lbs-properties\" target=\"_blank\" data-tag-id=\"128831\" rel=\"nofollow noopener\">LBS Properties<\/a>, and a private Vietnamese investor.<\/p>\n<p>The sale process has attracted some of the biggest names in global real estate investment. Earlier rounds reportedly drew interest from <a class=\"tag tag-29784\" href=\"https:\/\/www.bisnow.com\/tags\/brookfield\" target=\"_blank\" data-tag-id=\"29784\" rel=\"nofollow noopener\">Brookfield<\/a>, <a class=\"tag tag-236\" href=\"https:\/\/www.bisnow.com\/tags\/blackstone\" target=\"_blank\" data-tag-id=\"236\" rel=\"nofollow noopener\">Blackstone<\/a>, J.P. Morgan Asset Management, Delancey and Australian superannuation investor <a class=\"tag tag-181387\" href=\"https:\/\/www.bisnow.com\/tags\/aware-super\" target=\"_blank\" data-tag-id=\"181387\" rel=\"nofollow noopener\">Aware Super<\/a>, with first-round bids reportedly ranging\u00a0from \u00a3250M\u00a0to \u00a3275M.<\/p>\n<p>The 104K SF office building has long served as the London headquarters for BP, although the energy giant is preparing to relocate. BP had originally been due to vacate the building this summer, but a short-term reversionary lease has since been agreed extending occupancy through to April 2028 at a revised rent of \u00a3155 per SF.<\/p>\n<p>The extension provides additional income security while leaving scope for a substantial redevelopment of the property. Last year, <a class=\"tag tag-148823\" href=\"https:\/\/www.bisnow.com\/tags\/westminster-city-council\" target=\"_blank\" data-tag-id=\"148823\" rel=\"nofollow noopener\">Westminster City Council<\/a> approved plans for a major refurbishment programme designed to reposition the building as a top-tier West End office scheme capable of achieving some of the highest rents in the capital.<\/p>\n<p>KKCG has been steadily increasing its London real estate exposure. The group, whose interests span lotteries, gaming, energy and technology, already owns The Burlian after acquiring the office building from <a class=\"tag tag-272\" href=\"https:\/\/www.bisnow.com\/tags\/hines\" target=\"_blank\" data-tag-id=\"272\" rel=\"nofollow noopener\">Hines<\/a> for around \u00a3200M last year. Kom\u00e1rek\u2019s business also operates the UK National Lottery through Allwyn Entertainment.<\/p>\n<p>Lifestyle International acquired 1 St James\u2019s Square in late 2020 for \u00a3250M following a competitive bidding process that pushed pricing above guide levels. The company subsequently appointed <a class=\"tag tag-274\" href=\"https:\/\/www.bisnow.com\/tags\/jll\" target=\"_blank\" data-tag-id=\"274\" rel=\"nofollow noopener\">JLL<\/a> and <a class=\"tag tag-248\" href=\"https:\/\/www.bisnow.com\/tags\/cbre\" target=\"_blank\" data-tag-id=\"248\" rel=\"nofollow noopener\">CBRE<\/a> to explore strategic options for the building, including a potential disposal at a valuation approaching \u00a3300M.<\/p>\n","protected":false},"excerpt":{"rendered":"The 1 St James\u2019s Square building is BP&#8217;s head office.
