{"id":975705,"date":"2026-05-21T14:46:26","date_gmt":"2026-05-21T14:46:26","guid":{"rendered":"https:\/\/www.europesays.com\/uk\/975705\/"},"modified":"2026-05-21T14:46:26","modified_gmt":"2026-05-21T14:46:26","slug":"fresh-plans-to-demolish-dangerous-armley-conservative-club-building","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/uk\/975705\/","title":{"rendered":"Fresh plans to demolish &#8216;dangerous&#8217; Armley Conservative Club building"},"content":{"rendered":"<p class=\"has-text-align-right wp-block-paragraph\"><strong>By John Baron<\/strong><\/p>\n<p class=\"wp-block-paragraph\">New plans have been submitted to demolish the \u2018unsafe\u2019 Armley Conservative Club building, which engineers claim poses an \u2018immediate risk to life\u2019.<\/p>\n<p class=\"wp-block-paragraph\">Developer Richards Banks has applied to Leeds City Council to demolish the empty building, which was was subjected to an<a href=\"https:\/\/westleedsdispatch.com\/fire-service-responds-to-blaze-at-armley-conservative-club\/\" rel=\"nofollow noopener\" target=\"_blank\">\u00a0arson attack<\/a>\u00a0in September 2024.<\/p>\n<p class=\"wp-block-paragraph\">A structural inspection of the Armley Conservative Club site, off Theaker Lane, was carried out by Wetherby-based  <a href=\"https:\/\/dart-engineers.com\" rel=\"nofollow noopener\" target=\"_blank\">Dart Engineers<\/a> in April.<\/p>\n<p class=\"wp-block-paragraph\">In a report submitted with the planning application, Dart Engineers concludes: \u201cIn the engineer\u2019s opinion, the structure is unsafe and presents an immediate risk to life. The building is considered to be beyond viable repair and demolition is strongly recommended.\u201d<\/p>\n<p class=\"wp-block-paragraph\">The report adds: \u201cThe building has sustained extensive fire damage, resulting in the widespread destruction of the roof and internal floor structures. Consequently, the building has lost the primary elements that provide lateral restraint and overall structural stability. The external masonry walls are now effectively acting as freestanding elements and exhibit signs of distress consistent with this condition.<\/p>\n<p class=\"wp-block-paragraph\">\u201cBoth chimney stacks are observed to be leaning and are no longer restrained by the roof structure. In the engineers opinion, these elements are unstable and present a significant risk of collapse. The condition of the building is further exacerbated by prolonged exposure to the elements, ongoing material degradation, and evidence of unauthorised access.\u201d<\/p>\n<p class=\"wp-block-paragraph\">The report concludes: \u201cDemolition is strongly recommended without delay to prevent potential injury or death from trespassing parties.\u201d<\/p>\n<p class=\"wp-block-paragraph\">Previous proposals to develop the site have proven unsuccessful. WLD\u00a0<a href=\"https:\/\/westleedsdispatch.com\/armley-conservative-club-housing-plans-refused\/\" rel=\"nofollow noopener\" target=\"_blank\">reported in July<\/a>\u00a02024\u00a0that plans to build housing had been refused by council planners. Eleven terraced houses would have been built off Theaker Lane as part of the proposals, which were\u00a0<a href=\"https:\/\/westleedsdispatch.com\/housing-plan-submitted-at-armley-conservative-club-site\/\" rel=\"nofollow noopener\" target=\"_blank\">first submitted in 2022<\/a>.<\/p>\n<p class=\"wp-block-paragraph\">Armley Conservative Club was established around 1895 and was based at The Dennison Hall. It later moved to The Primrose Hall and then to its present location at Far Field House.<\/p>\n<p class=\"wp-block-paragraph\"><strong>The latest demolition plans<a href=\"https:\/\/publicaccess.leeds.gov.uk\/online-applications\/applicationDetails.do?activeTab=documents&amp;keyVal=TEPFYYJBJDX00\" rel=\"nofollow noopener\" target=\"_blank\"> can be viewed in full here<\/a>.<\/strong><\/p>\n<p class=\"wp-block-paragraph\">Similar plans by Mr Banks were <a href=\"https:\/\/publicaccess.leeds.gov.uk\/online-applications\/applicationDetails.do?activeTab=documents&amp;keyVal=SYIK4GJBI0D00\" rel=\"nofollow noopener\" target=\"_blank\">refused by the council last August<\/a>.
