If you’ve ever fantasized about living on the glossy pages of a dreamy lifestyle magazine, that vision could soon be one step closer to reality. 

Friedën, the first and only Southern Living-inspired community in Texas, is under development in Fredericksburg. A new state regulatory filing, registered in August, outlines plans for a $2.7 million neighborhood amenity center and a pool within the sprawling project. Friedën currently features several completed homes with stone walls and neutral color palettes, along with available lots for sale. 

The new amenity center is the latest major development in the 240-acre master-planned community’s expanding infrastructure. The 3,200-square-foot project began construction on August 24, according to a Texas Department of Licensing and Regulation (TDLR) filing. The project is set to wrap up in early August next year. 

Eventually, developers will build a commercial quarter for luxury hospitality, retail and office space, with high-end apartments down the line. 

Though Friedën is owned by the Fredericksburg Development Inc., a family-owned development firm, its ties to Southern Living’s design leadership appear obvious. Not only is the development’s major selling point that it is “inspired” by the magazine’s well-established, timeless and cozy style, but Southern Living is also putting the finishing touches on its swanky 4,000-square-foot Idea House located inside the community. 

The show house will blend traditional Texas Hill Country style with a modern farmhouse design, and is intended to showcase the latest trends in architecture, design, building materials and technology. 

Friedën is described as having ample green space, idyllic lakes and walking trails, with homes that blend into the rolling landscape of the Hill Country. 

Idea Houses are part of an almost 40-year tradition for the storied magazine, which each year selects one city to build in. The home is set to begin public tours on September 18 and will conclude them on December 20. Tickets cost $44.52 and are now on sale.
