A major affordable housing project could soon rise around the corner from a growing North Texas university.
The Heights at UNT Station, a 210-unit affordable housing project, is planned for 1201 E. Wheatland Rd. in Dallas, according to a recent filing with the Texas Department of Licensing and Regulation (TDLR). While the details submitted to the TDLR are subject to change, the project has a cost of $19 million.
Crews could break ground on the nearly 255,000-square-foot project as soon as January, with construction lasting through late June 2028. Curtis Jones is the listed owner, with ARRIVE Architecture Group as the design firm.

The property is located about one mile south of the University of North Texas at Dallas campus at 7300 University Hills Blvd. The development could potentially serve students, as UNT Dallas notes that on-campus housing is limited.
Despite the housing development’s close proximity to the institution, a spokesperson for UNT Dallas told Chron on Wednesday that the university has no connection to the project and had no further comment.
The project, initially proposed as a 240-unit complex, went before the Dallas City Council in February 2025 as part of an application for four percent Low-Income Housing Tax Credits, which the council ultimately supported. At that meeting, one resident said the development would benefit the area.
“This opportunity to have this project developed is much needed,” one Dallas resident said during the public hearing. “It’s much needed because Dallas has a very low residence for the southern area for Blacks and minorities. This is an area where…people don’t make $100,000 [and] can’t live in all of these high rises and high-expense apartments that you’re building right here.”

Several council members also expressed support for the development, including Deputy Mayor Pro Tem Adam Bazaldua.
“This is a great project that’s going to come,” Bazaldua said.
More affordable housing nearby
Another expansive affordable housing project is also advancing through the pipeline nearby.
A 360-unit project known as University Hills is planned for the northwest corner of South Lancaster Road and East Wheatland Road, according to a city council hearing from February. The development would offer 126 one-bedroom, 162 two-bedroom and 72 three-bedroom floor plans.
