Harbor Capital, a Texas-based industrial real estate investment firm, has announced the acquisition of Shoreline Business Park, a 190,008-square-foot, fully leased light industrial park near the Great Southwest  submarket of Arlington.

The seller was Fort Capital, now a part of the S2 Capital platform. The site is at 923 W. Mayfield Road in south Arlington.

The property consists of four shallow-bay industrial buildings leased to 15 diverse tenants. The acquisition comes at a significant discount to replacement cost in a submarket that has virtually no land available for new industrial development, reinforcing the asset’s long-term value.

Following the purchase, Harbor Capital plans to execute a targeted capital improvement strategy, according to a press release. The upgrades will focus on supporting tenant renewals and positioning the property to capture market rent growth.

The sale was brokered by Stream Realty’s Capital Markets team, who represented the seller in the transaction. S2 Industrial Property Management has been selected to manage the property. Leasing and sale inquiries will be handled by Brett Carlton at Stream Realty.
