Dallas-based HFI Capital Management has acquired 1333 Oak Lawn, a 10-story office building in the Dallas Design District, in a joint venture with Quadrant Investment Properties. HFI plans to rebrand the property as “The Capital Design District,” or “The Capital” for short.
HFI—the family office of Ken Hersh, the former CEO of the George W. Bush Presidential Center—said the building will serve as an ideal location for a curated collection of financial, entrepreneurial, and business services firms.

The announcement comes amid growing momentum for Dallas’ status as an emerging Y’all Street financial hub—and it’s perhaps no coincidence that the building is located near old-money icons like Old Parkland and The Crescent.
“The Design District’s evolution over the last decade has been striking,” Hersch, HFI’s chairman & founder, said in a statement. “It has finally arrived as an important business hub in the city. It is more than just a design district today. Now with fully local ownership and great leasing momentum, The Capital will be a center for financial and entrepreneurial enterprises in a dynamic and growing part of Dallas.”

HFI said the property was completed in 2024 and features five floors of modern office space with dramatic views of Uptown and downtown Dallas, plus over 8,000 square feet of highly curated amenities on the ninth floor, a private tenant lounge called “Capital Spot,” an executive conference room, fitness center, complete locker rooms, and rooftop pickleball court.
The firm said it plans to relocate its offices into the building and will activate Capital Spot with a speaker series, happy hours, and other networking events that will provide additional value to tenants and the business community.

The building is within a short walk of some of Dallas’s leading restaurants and attractions, including Carbone, El Carlos Elegante, the Charles, the Virgin Hotel, the Hilton Anatole, the International, and the Hi Line Connector to the Katy Trail. It’s directly across the street from The Seam, an under-construction development that’s slated to bring new restaurants and retail shops to the neighborhood in Summer 2026.
“We’re thrilled to move to The Capital and take advantage of the energy that exists in the neighborhood between the world class restaurants, The Seam, and the dynamic culture that has been built,” Daniel Hersh, vice president at HFI, said. “And now, this beautiful, unique office building in the perfect location on Oak Lawn will put us in the center of that action and yet still be only 5 minutes to core Uptown.”

The building will also house coastal Mexican restaurant concept Maroma on the ground floor. Opening this fall, Maroma is the latest concept from Chef Omar Flores, who is also behind Muchacho, Even Coast, and Whistle Britches.
“Maroma opening soon will add yet another great culinary option to the building and the neighborhood,” said Quadrant Investment Properties founder Chad Cook. “We’re very excited to have the opportunity to partner with the Hersh family in this next chapter of the Design District’s continued evolution.”
