A six-bedroom, 2,750-square-foot two-flat that is the closest residential property to the front door of Wrigley Field sold on July 30 for $1.15 million.
The frame two-flat is on the north side of Addison Street, immediately west of the Hotel Zachary, which faces the front door of Wrigley Field. Constructed in 1888 — before Wrigley Field even was built — the recently renovated two-flat sits on an extra-wide lot and recently received a new roof, windows, siding and gutters.
The sellers paid $777,000 in 2023 for the two-flat and set about renovating it, listing agent Jimmy Zitnik of Keller Williams Success Realty told Elite Street.
“What ultimately drew (the sellers) to the property was the location,” he said. “It’s the first residential property right there on Addison, right there by Hotel Zachary, right by the front door (of Wrigley). The location was first and foremost. And they have a phenomenal vision when it comes to transforming properties — I’ve seen them do it before, and so I was not shocked when they bought this thing and really transformed it.”
The two-flat has a three-bedroom unit on the main level and another three-bedroom unit on the second floor, along with an attic space and a full unfinished basement that could be converted to a third unit. It also has updated flooring, trim, doors and fully renovated bathrooms, while the kitchens have stainless steel appliances, quartz countertops and white cabinetry.
Although the two-flat has no garage, it has up to five ground-level parking spaces along the alley and in back — spaces that are a premium draw during Chicago Cubs games.
The sellers listed the two-flat in October 2024 for $1.3 million. After a deal fell through early this year, they relisted it in June at $1.225 million and found a buyer several weeks later.
The two-flat had a $17,301 property tax bill in the 2023 tax year. However, its property taxes can be expected to increase with the sale, as the Cook County assessor values the two-flat at $820,000.
