Plans for a long-awaited Central Market in Uptown Dallas are moving forward and taking shape.

The grocer filed a rezoning request in the sought-after part of Dallas, according to a statement. The company aims to start construction in 2026, pending city zoning and permitting approvals, after saying in November it hoped to begin that phase in 2025.

The Central Market site, which is at Lemmon and McKinney avenues, will cover 60,000 square feet and will involve a complete renovation of the existing building.

Central Market, part of H-E-B, has been a subject of anticipation for years in the Uptown area that includes modern high-rises, older neighborhoods and plenty of business activity. Construction on the store has been on hold since 2023 when development plans for a high-rise, mixed-use project were complicated by a softer post-COVID commercial market.

Central Market, which took assignment of the property lease in 2016, went back to the drawing board in recent months to design a new stand-alone store within the parameters set by the property owner.

“Uptown neighbors have requested a local Central Market for many years,” said Mabrie Jackson, managing director of H-E-B public affairs, in the statement. “We are committed to creating an exceptional food destination for Uptown residents, and we are excited to start the zoning process with the city of Dallas.”

Central Market has about a half-dozen locales in North Texas along with others in different parts of the state. It offers a wide variety of items that may satiate more specific tastes, such as olive-fed Texas Wagyu ribeye steak and German butter.

The new location will include expanded parking on two levels and an open concept cooking school that doubles as a community room. There’s also a planned stage for live music in the cafe area.

“Our team appreciates the patience from our friends, neighbors and future shoppers as we pursue a path forward,” Jackson said.
