Houston-based US Property Management bought a 225K SF office building at 4646 W. Sam Houston Parkway N. near Houston’s Energy Corridor.
The property was occupied by Schlumberger and its subsidiary Cameron from its completion in 2001 until Schlumberger moved out in November.

The nine-story building was sold vacant. JLL Capital Markets’ transaction team representing the seller was led by Marty Hogan and Kevin McConn.
PEOPLE
Jon Dutton and Andrew Elliott, longtime in-house office leasing brokers for Granite Properties, have joined JLL’s Houston office agency leasing team. Dutton and Elliott will continue overseeing office leasing for Granite’s 2.1M SF portfolio in the market.
Serving as an executive vice president, Dutton brings over 20 years of experience to his new role. His previous positions included asset management and financial analysis, in addition to nearly seven years with Granite’s in-house office leasing team.
Elliott will rejoin the JLL team as a vice president, having previously spent nearly three years with the firm. He spent four years at Granite.
SALES
Fifth Corner, a Houston-based real estate investment firm focused on urban retail and mixed-use assets, bought a redevelopment site in Rice Village from The Appelt Co. The 2-acre property is one of the largest contiguous sites in the area with three addresses: 2400 Times Blvd., 2400 Rice Blvd. and 2444 Times Blvd.
The property has 29K SF of office space and 38K SF of retail space with rooftop parking. The buyer plans to invest significant capital to upgrade the center and attract new tenants.
The seller was represented by David Carter, Pat Duffy, Chip Nash, Bob Heard and Jaleel Adatia of Colliers, alongside Julie Tysor-Taetz of The Appelt Co.

Triten Real Estate Partners acquired an infill industrial asset at 1811 Brittmoore Road in Northwest Houston. The fully leased building totals 140K SF.
“An acquisition like this is difficult to replicate given today’s land prices, especially in such a dynamic, centralized location,” Triten partner Will Hedges said in a news release.
The seller was represented by Stephen Bailey and Dom Espinosa of Newmark.

Dallas-based Apricus Realty Capital, in partnership with ABR Capital Partners, acquired a 9-acre industrial outdoor storage property at 493 W. Brentwood St. in Channelview.
The property is leased to GFL Plant Services LP, an industrial services provider supporting the Houston Ship Channel’s petrochemical industries. The site includes about 50K SF of specialized industrial improvements.
Garrett Marler and Cort Martin of Apricus led the acquisition.

A Houston-based investor sold a 22K SF industrial building at 617 Leago St., near the intersection of North Shepherd Drive and I-45 in Northwest Houston. The seller was represented by Texas CRES, and the buyer was represented by Jared Pinto at Newman Kelly Real Estate.
The property was 100% leased. The buyer plans to paint the exterior, fix the parking lot and install exterior lighting.

CrownPoint Partners arranged the $27.2M off-market sale-leaseback of a five-property gas station portfolio in Texas. Julius Swolsky and Don Bingham III of CrownPoint Partners represented the buyer and seller.
The transaction was completed with a Delaware-based private investment group as the buyer in an all-cash closing through Newmark Title Services in Houston.

A new partnership of Sagard Real Estate and Ontario Teachers’ Pension Plan acquired a 163K SF industrial facility in Pasadena. The facility, 225 Crossing Logistics Center, was built in 2024 at 310 Beltway Green Blvd. in Pasadena, according to a listing on LoopNet.

W.O.L.F. Fitness leased 20K SF at Louetta Plaza West at 6370 Louetta Road in Spring. Eric Broussard and Davis Paone of Resolut RE represented the tenant.

Partners Real Estate arranged a 51K SF industrial manufacturing lease at 6410 Langfield Road, Building F, in Houston. Partners’ Travis Land and Braedon Emde represented the landlord. Gary Lawless and Kyle Willard with Cresa represented the tenant.
CONSTRUCTION AND DEVELOPMENT
The Signorelli Co. and East Montgomery County Improvement District began vertical construction on the 210K SF convention center coming to the Valley Ranch Entertainment District in New Caney.
Construction went vertical in August with the installation of the first tiltwall panels for administrative offices, kitchen and maintenance/storage areas on the north side of the facility. Structural steel is now rising in those areas. Additionally, excavation has begun for the attached 813-space parking garage.
The convention center remains on track for its late 2026 opening. EMCID’s convention center design includes a 55K SF ballroom/exhibit hall, nearly 20K SF of meeting space and between 35K SF and 40K SF of prefunction and lobby areas with outdoor courtyards.
