Excavation work for 1221 West Washington
Excavation work is nearing completion, with foundation piles soon to begin, for the residential tower at 1221 West Washington Boulevard in the Fulton Market District. That’s where Focus is erecting a 19-story, 287-unit apartment tower with DAC Developments and Melrose Ascension Capital on their development team.

A foundation permit was issued for the site back in December 2022, but all was quiet until the full building permit was issued on May 16. The developers then secured $96 million in financing for the project this summer, for the tower that had an estimated $100 million cost when it was first announced, according to Crain’s. That allowed excavation work to get started, after which augur cast piles will be sunk into the earth to support the tower’s weight. Caissons will not be utilized on this build.

Pappageorge Haymes Partners designed the tower. It is to include a four-story podium that will have 183 parking spaces and 3,000 square feet of retail space. There is a pending tower crane permit in the Chicago Data Portal as of August 28. Focus is also the general contractor, with McHugh Concrete on board as the concrete contractor.
The tower is expected to open to its first residents in 2027.
