Hanover Industrial, a division of Houston-based multifamily developer and manager Hanover Co., broke ground on a 254K SF industrial facility in North Houston with capital partner Pearlmark Real Estate.

Ella 45 is on 19 acres at 14410 Ella Blvd., just west of Interstate 45 at the intersection with Kuykendahl Road. The Class-A building will have 36-foot clear heights and a front-load configuration.
Hanover started its first industrial project in Round Rock last year.
For Ella 45, Hanover tapped Powers Brown Architecture as the project architect and Kimley-Horn as the civil engineer. Deal partners include Faron Wiley, Billy Gold, Charles Herold and Jett Bush at CBRE. Construction on Ella 45 is projected to be completed by the second quarter of 2026.
PEOPLE
Will Austin and Hunter Johnston joined Partners Real Estate’s industrial services group in its Houston office. Austin and Johnston both come from Bridge Commercial Real Estate and join Partners as senior vice presidents.
Austin will focus on tenant and buyer representation. He has completed more than 250 transactions totaling more than 5M SF.
Johnston will concentrate on tenant and end-user representation, and he has experience working in construction management. He has also completed more than 250 transactions totaling more than 4.5M SF.
SALES
Baker Katz acquired Lakewood Forest Shopping Center, a 108K SF retail property at the intersection of Highway 249 and Louetta Road in Northwest Houston.
Baker Katz said it was attracted to Lakewood Forest Shopping Center’s stability and location, and it plans to invest in the center to attract new retailers. The purchase was spearheaded by the Baker Katz team of Jason Baker, Kenneth Katz, Ben Brown and Jack Moody.

Ashford Village
Whitestone REIT acquired Ashford Village, an 81K SF shopping center anchored by Seiwa Market, a Japanese grocery store. This is the 10th neighborhood shopping center for the Houston-based owner and operator of open-air shopping centers in Texas and Arizona.
The shopping center is at the intersection of South Dairy Ashford Road and Whittington Drive near Houston’s Energy Corridor. Tenants include restaurants Thanjai Mess and Ramen Bar Ichi, as well as home goods store Japan House, Dollar Tree and Salon Village.

Marcus & Millichap’s Miller-Gomes hotel team announced the following sales:
- DeRosa Capital 20 bought a 92-room Home2 Suites by Hilton at 705 N. Sam Houston Parkway E. in Houston. Marcus & Millichap’s Skyler Cooper had the listing on behalf of the seller, XE Hospitality, and procured the buyer. The transaction received additional support from Chris Gomes, Allan Miller and Rajan Patel of the Miller-Gomes hotel team.
- Prem Hospitality Enterprise bought an 85-room Fairfield Inn & Suites hotel at 24485 Interstate 45 in Spring. The Marriott-branded hotel was built in 2013. Patel marketed the property on behalf of the seller, Paramount Spring Group LLC, and procured the buyer. Miller, Gomes and Cooper also supported the transaction.
LEASES
Peace Global Logistics leased a 6-acre site with 46K SF of office/warehouse space at 15135 Jacintoport Blvd. in East Houston. Judy Garza Beebe and Christopher Klein of Colliers represented the landlord. The tenant was represented by Andrew McGuire and Mason Alsbrooks with Lee & Associates.
The property has four freestanding structures, one office building and three warehouses, offering about 41K SF of warehouse space. The third-party logistics user required an industrial outdoor storage yard for shipping vehicles to the Middle East, Klein said in a statement, adding IOS and 3PL are the most active industrial sectors in the Houston market.
