When you picture high-rise living, I bet you think old school. You know, doorman, valet parking, concierge, and that’s about it. The Terminal at Katy Trail has taken high-rise living to a new level and will spoil you for any other building. This apartment, in particular, will spoil you for any other!

The Terminal at Katy Trail is a mixed-use property that houses retail, dining, fitness, and an integrated wellness center. The lively and walkable Knox neighborhood and Katy Trail are steps away. While this sort of multi-use building is seen all over the world, Dallas has been achingly slow to embrace the concept. With only 16 residences here, it’s not surprising that it’s hard to find one available. However, a rare double unit just hit the market, and it will knock your socks off.
This is completely due to the skills of the award-winning AD100 interior designer Fern Santini and her team. The issue with high-rise living is that you have to add character, and boy, did she. The 5,374-square-foot double unit is an intoxicating fusion of color and texture, with a nice splash of eccentricity.

I discovered Santini in April of 2021 when CandysDirt.com was invited to Austin for Douglas Elliman Real Estate’s entry into the Texas market. They made quite a splash with a $16.25 million listing by the Ekland|Gomes Team.
Candy wrote about the event for Forbes, and at that point, it was one of the most expensive homes ever sold in Austin’s exclusive Tarrytown neighborhood. I attribute the bidding war to Santini and her team. It was truly the most amazing home I’ve ever been in, and that is saying something. Santini infuses a home with unforgettable elements, utilizing color and pattern on unexpected surfaces. If her design projects were cocktails, you would not be able to get enough!

Fern thrives on learning about each client’s tastes and personal style to tailor a unique environment perfectly suited to them. She builds upon her client’s affinity for art, reflects their history of travel, and sometimes expresses their sense of humor. Her process involves listening to carefully reflect her client’s tastes, and encouraging them to be open-minded and think outside the box. This results in a completely distinctive expression true to each client.

Santini has created whimsical elegance in this three-bedroom, three-and-a-half bath double unit. Although I cannot decide on a favorite space, I might never want to leave the media room. It’s like Aladdin’s cave for the style-obsessed.

Not only is this double unit at the Terminal at Katy Trail gorgeous, but it also has all the bells and whistles we appreciate. Haas Home Technologies has installed smart home features, including full home automation and an extensive sound system with built-in speakers both indoors and outdoors.

Because this is a double unit, there is a south-facing balcony and an extended west-facing balcony. The floor-to-ceiling windows are tinted with UV protection for your art collection, with Crestron-controlled window shades. Yes, it’s all that and more, and I’d be negotiating for the furniture!
