Construction is nearing completion on The Greyson, a 29-story rental building at 25 Cottage St. in Jersey City’s red-hot Journal Square neighborhood. 

Developed by Nasser Freres, with both architecture and interior design by New York City-based Handel Architects, The Greyson will have 622 studio to three-bedroom rental homes a half-mile from the Journal Square PATH station and access to New York City.

The development team has revealed the first renderings of The Greyson’s social and wellness amenities. A new teaser website — www.TheGreyson.com — has also launched, where prospective residents can join a priority list to be among the first to be contacted upon the grand opening.

Official leasing at The Greyson is expected to launch in February 2026, with immediate occupancy following. Greystar is handling property management for the building.

The Greyson features a glass serrated-edge façade along Cottage Street that undulates in and out to create “bay windows” maximizing views toward the waterfront and Manhattan.

Inside, interiors feature nine-foot ceilings, full-height windows that maximize natural light and airflow, in-home GE washer/dryers, and electronic smart locks for convenient access. Kitchens are appointed with a stainless-steel appliance package, including a French-door refrigerator, electric glass top range, microwave, and dishwasher with hidden controls, complemented by designer cabinetry, quartz countertops, and tasteful tile backsplashes.

The lifestyle amenity package is designed to support connection, wellness, and entertainment. These include a double-height lobby lounge, spa with steam, sauna, salt and relaxation rooms, outdoor kitchens and BBQs, fitness and yoga studios, a speakeasy, bowling alley, children’s playroom, and pet spa. In addition, an on-site art gallery will showcase revolving art from local artists, along with an art studio that residents can utilize for their own creations.

Atop the building is the 29th-floor rooftop Sky Deck, with exterior features designed by Melillo Bauer Carman Landscape Architecture, including landscaped outdoor areas with loungers and observation terraces. The showpiece is what is expected to be the highest swimming pool in the state, offering sweeping views across Jersey City and the Manhattan skyline.

The Greyson is located on Homestead Place, a new pedestrian-only plaza that connects the Journal Square PATH entrance on Pavonia Avenue to Newark Avenue. The building’s ground-floor retail will front a newly created section of the Homestead Place extension, with the corridor providing a direct, car-free pedestrian pathway flanked by stores to the transit hub.
