A 310-unit apartment building reaching as high as five stories is planned to replace the Pruitt’s Fine Furnishings store at 34th Street and Thomas Road in Phoenix.

The development will include some ground-floor commercial and retail space.

Aspirant Development received preliminary site plan approval for the project through the city of Phoenix on Dec. 19.

Pruitt’s closed the location in 2024 after more than 70 years in business. The company moved its operations to Prescott Valley.

The new development will be one building with various elevations — five stories at the northwest and northeast corners along Thomas Road, a four-story parking garage toward the northwest of the property and three stories near the southern end, which abuts single-family homes.

The gross building square footage is planned to be 566,000 with 6,000 square feet of ground-floor commercial and retail space.

The developer is required to fully fund the installation of a new traffic signal at 34th Street and Thomas road to help facilitate traffic into and out of the site.

There are two planned open space areas of in the apartment building, one smaller one in the southern half of the building and a larger one toward the northeast of the building containing a swimming pool and other amenities.

The building’s address will be 3455 E. Thomas Road. The engineer for the project is Hubbard Engineering, and Biltform Architecture is both the architect and landscape architect.
