Keller City Council approved a two-year Specific Use Permit, or SUP, extension and a request for updated drive-thru lanes for The Shops at Keller Marketplace.
The extension was approved 6-1, with Place 4 Council Member Tag Green voting against the extension at a regular meeting Jan. 6.

A development lot along Keller Parkway is proposed to become the new building for Frost Bank in Keller, according to city documents.
The 7,000-square-foot bank will have four stacking spaces per drive-thru lane, which was approved unanimously by council.
The new Frost Bank spot will be a relocation for the Frost Bank currently located across the street from The Shops at Keller Marketplace, according to city documents. A Frost Bank representative at the meeting said constructing a new location made more sense than renovating its current location.

The location for the bank was originally planned to have space for a restaurant alongside it, according to city documents.
“I’m not able to be supportive of extending an SUP that I don’t think follows the spirit of what we approved the first time,” Green said.
Place 6 Council Member Karen Brennan said the change was not significant enough for her to oppose the plan.
“We’ve gone from a bank and three restaurants to a bank and two restaurants. I do not see that as a gross change in usage,” she said.
Council approved the site plan amendment for the bank with an added clarification that an 8-foot wall will be constructed between the bank and nearby residences.

A city SUP is valid for 1 year and expires if an applicant cannot successfully get a building permit, said Sarah Hensley, the city’s director of community development. Keller City Council first approved the SUP Dec. 3, 2024, according to city documents.
A second lot on the same development is proposed to have a McAlister’s Deli, a dental office, an undesignated lease space and a restaurant.
