Plans call for seven-story, 55-unit income-restricted development in Pico-Robertson.

Plans have been submitted to the city of Los Angeles to replace a surface parking lot in the Pico-Robertson neighborhood with a fully affordable housing development.

The proposal, filed by applicant Farzad Nourollah, targets a corner property at 8688 W. Pico Blvd. and calls for a seven-story residential building containing 55 apartments reserved for low- and moderate-income households. The project would include parking for 27 vehicles.

Because the development would be entirely income-restricted, the applicant is seeking a series of zoning incentives that would allow a larger structure than typically permitted at the site. City approval would be required for those density and height allowances.

Project renderings show a contemporary podium-style building featuring corrugated metal and painted stucco on the exterior. Beverly Design, a Los Angeles-based firm, is listed as the building designer, while LMM Studio is named as the project architect in planning documents.
