After standing as one of Chicago’s most recognizable shopping destinations for five decades, Water Tower Place is preparing for a major transformation designed to carry the landmark into its next era.

Announced as the center celebrates its 50th anniversary, the redevelopment signals renewed confidence in both the building and the surrounding Magnificent Mile. The project is expected to exceed $170 million and will reshape how the property functions, blending retail, dining and commercial space in a way that reflects modern habits and changing consumer behavior.

Reimagining a vertical mall for today’s visitors

When the mall opened in 1975, it was groundbreaking as the country’s first vertical shopping center. For decades, its escalator rides and stacked floors became part of the Chicago experience. But retail has changed dramatically, and the property has faced challenges in recent years, including shifting shopping patterns and the loss of longtime anchor tenant Macy’s in 2021.

Owner MetLife Investment Management now plans to reposition the property so it remains relevant for visitors, retailers and businesses alike.

A brighter and more welcoming interior

One of the most dramatic updates will be visible immediately upon entering. The familiar escalator bank at the main entrance will be removed and replaced with an expansive atrium designed to bring natural light deep into the building. Higher ceilings, improved sightlines and updated digital displays will aim to make the space easier to navigate and more inviting.

The entrance along Michigan Avenue will also be redesigned with new storefronts and a pedestrian arcade intended to better connect the building to street life outside.

A new mix of retail and commercial space

The redevelopment will significantly reshape how the eight floors are used. Retail will be concentrated on the lower three levels, creating a more energetic and accessible shopping environment. The upper floors will transition to office, medical and other commercial tenants.

This shift reflects a broader change in retail strategy. Many brands are seeking smaller, flexible storefronts instead of large department-store footprints. The redesign will create spaces better suited to those needs while helping attract new tenants to the property.

Supporting the Magnificent Mile’s recovery

Developers see the project as part of a wider resurgence along Michigan Avenue. Tourism and in-person shopping have been steadily rebounding, and the renovation is intended to help reinforce the corridor as a must-visit destination.

Construction is expected to begin in 2027 and continue through 2028, with work planned in phases so existing businesses can remain open during the process.

Looking ahead while honoring tradition

For generations, the mall has been a stop for holiday outings, theater visits and weekend shopping trips. The upcoming transformation aims to preserve that legacy while adapting the building for a new era of mixed-use urban spaces.

If successful, the reimagined property will not only refresh a Chicago landmark but also play a role in shaping the future of the Magnificent Mile.
