PHOENIX — A home in Paradise Valley that has a shooting range, go-kart track and theater as just a few of its many features was listed for $40 million last month.

The 20,919-square-foot residence, which is located at 5531 E. Mockingbird Lane, sits on an almost two-acre lot and has eight bedrooms, seven full bathrooms and four half-bathrooms.

The house has a chef’s kitchen, which consists of a prep kitchen, butler’s pantry and two 432-bottle wine walls. Additionally, the interior of the residence is designed with white oak floors, rift oak cabinetry and Sierra Pacific windows and doors.

Meanwhile, the home’s lower level has 10-foot ceilings and features a shooting range, theater, salon and spa with a sauna, massage room, lounge and bar and safe room. There is also an indoor recreation space that has a playground and go-kart track.

Other amenities that were highlighted include a children’s retreat, mezzanine office and fitness studio.

An abundance of parking is available with 18 covered and 13 open parking spaces, as well as a 6,000-square-foot garage that can house 18 cars and has lifts.

In addition, the property has a detached guest house with dual suites, a full kitchen and laundry room. If that isn’t enough room to house family and guests, there is a separate studio casita.

As for the outside, there is a pool, spa and ramada, which consists of a full outdoor kitchen, bar, grill, pizza oven, smoker and misting system.

The residence’s entry is gated and has cameras. The house also has whole-home audio and a Control4 smart home automation system.

The home was built in 2020 by Arcadia Custom Builders, with the first phase designed by Candelaria Design and the second by Katie Bowe Design.

The Phoenix Business Journal reported that owners Jordan Darling and Jillian Darling are selling the house to start building another one, which is planned to have a lot of the same amenities and still be in Paradise Valley. The Darlings reportedly own and operate two businesses: an allergen-free donut food truck called Dupe Loops and a Phoenix-based building materials company, Supersede.

The listing agent for the home is Katrina Barrett, who holds the record for the highest-priced luxury home sale in Arizona, according to the Phoenix Business Journal.
