The Phoenix Planning Commission last month approved a rezone for a commercial development northeast of Seventh Street and Maryland Avenue. The rezone will go to Phoenix City Council for final approval on Wednesday.

Two residents spoke requesting the planning commission add stipulations to require any restaurant on the property have vent scrubbers, an advanced air filtration system, to mitigate any food smells. The commission did not add the stipulation on advice from city zoning staff.

The owner of the 1.15-acre property, the Yee Family Trust, plans one 11,047-square-foot building with 44 parking spaces. It has not yet determined who the commercial tenants will be.
