RNR Real Estate Briefs — (Realty News Report) — HOUSTON – JLL Capital Markets arranged the sale of Woodlake Plaza, a 106,310-SF office building at 2600 S. Gessner Road. JLL Managing Director Marty Hogan represented the seller. The building was acquired by a private owner/user. The six-story building was built in 1974.

HOUSTON – Brookfield Properties announced leasing activity at downtown’s Allen Center office complex. For full details see the ETC section below. Brokers involved in the Allen Center action include: CBRE’s Bubba Harkins, Kristen Rabel, and Jenny Sealy; Bob Parsley and Darren Gowell of Colliers,  Bobbie Bozarth of Transwestern, and Bryant Lach of JLL.

HOUSTON – Headwall Investments, a San Antonio-based commercial real estate investment and development firm, has acquired Shops on Gosling, a 34,613-SF shopping center in Spring. Tenants include Shipley Do-Nuts, Tune Up Salon, Capital Title, Fajita Pete’s, and Center Court Pizza.

NEW CANEY, Texas – The Signorelli Co. announced a 2,400-SF lease with the Kebab Shop in Valley Ranch Town Center at 21856 Market Place Drive in New Caney. The Mediterranean restaurant will open in Fall 2025.

HOUSTON – Sega Development purchased the 82,073-SF Ella Plaza shopping center on 7.1 acres at 1319 Cypress Creek Parkway in north Houston. The largest tenant in the three-building project is Advance Auto Parts. Dakota Workman of NewQuest represented the seller, True Saga. Northmarq Commercial represented the buyer.

ROSENBERG, Texas – Jamba Juice and Auntie Anne’s have leased 1,505 SF in Brazos Town Center Phase I, at U.S. 59 and F.M. 762, Rosenberg, from NewQuest. Diandra Breen and Nina Kuhn-Irwin of NewQuest represented the landlord. Laolu Davies-Yemitan of Five Woods Realty represented the tenant.

HOUSTON – Universal Fidelity leased 8,382 SF at 17320 Katy Freeway. Ryan Hartsell of Oxford Partners represented the tenant. Christian Canion of JLL represented the landlord, LFFP Westgate II, LLC.

HOUSTON – Contract Mover Services signed a 6,998-SF lease renewal and expansion at 8901 Jameel Street. Matt Rogers and Sam Marnoy of Oxford Partners represented the tenant. Boone Smith and Natalie Gilbert of Stream Realty represented the landlord, BRE Jupiter B East TX Owner.

HOUSTON — Icon Clinical leased 4,718 SF at 3030 S. Gessner in west Houston. Christian Villarreal, William Alcorn, and Jason Gibbons of Finial Group represented the landlord.

HOUSTON – Dwyer Industries renewed a 25,000-SF lease at 1200-1236 Silber Road. Oxford Partners’ Matt Rogers and Jacob Summers represented the tenant. Nick Peterson and Walker McCairns of Stream Realty Partners represented the landlord, Ranger II Silber Rd LP.

EL PASO – Nexen Management acquired the 139-key Hampton Inn & Suites El Paso-Airport from an institutional seller. Kami Burnette and Mason McDavid of Hunter Hotel Advisors brokered the transaction.

GRAPEVINE, Texas – Lucid Private Offices announced plans to open a 20,997-SF location at 1785 State Highway 26 in Grapevine, Texas. It will be the flexible workplace provider’s 17th location in DFW, according to Lucid Private Offices Founder Flip Howard. John Pelletier and Austin Studebaker of Cresa represented the tenant. Chris Taylor of Cushman & Wakefield represented the landlord.

DALLAS – Shorenstein Investment Advisers has acquired Sterling Plaza, a 19-story, 320,000-SF office building at 5949 Sherry Lane in the Preston Center submarket in Dallas. The seller, KBS Real Estate Investment Trust III, had owned the property since 2013. Robert Hill, Christ Murphy, Gary Carr, and Austin Sheahan of Newmark represented the seller. The property is 89% leased and was recently renovated. Shorenstein plans enhancements to the lobby, entryway, café, and outdoor communal areas. The deal marks the most expensive office sale in Dallas so far this year, according to Newmark.

SAN ANTONIO – Bank of America renewed a lease at 5201 Broadway in San Antonio’s Alamo Heights neighborhood. Roger Hill of Partners Real Estate represented the landlord.

DALLAS – Fortis Property Group has broken ground on a transformative renovation project at Dallas Arts Tower, a 55-story office landmark at 2200 Ross Avenue in the Dallas Arts District. Stream Realty Partners will continue to lead leasing efforts at the 1.2 million-SF tower. Designed by Entos Design and managed by Northgate Construction, the project is expected to be completed in the first quarter of 2026.

KYLE, Texas – Avison Young has been tapped to market Plum Creek: Innovation Campus, a 132-acre master planned development in the city of Kyle. The site is positioned for mixed-use, research and development, or corporate campuses.

SAN ANTONIO – Chicago-based Pearlmark announced that it closed on a mezzanine debt investment for the refinance of The Josephine, a 260-unit apartment development in San Antonio. The property is being a development of San Antonio-based Lynd Living. The investment was originated and structured on behalf of Pearlmark Mezzanine Realty Partners VI. Madison Realty Capital provided the senior loan.

SAN ANTONIO – Newmark arranged a $20 million loan from OakNorth Bank on behalf of 12 North Capital and Sabal Investment Holdings for the acquisition of a non-performing loan on a portfolio of senior living facilities. The portfolio consists of 180 memory care units across three facilities in San Antonio, Texas and Leesburg and Warrenton in Virginia.

DENVER – Hines announced 66,000 SF of new leases at the recently renovated 1125 Seventeenth Street office tower in downtown Denver. Guzman Energy expanded by 5,000 SF to occupy a full floor totaling 21,000 SF. Kurtz Fargo leased 7,000 SF for its accounting operations. A business technology firm leased 28,000 SF and various law firms have leased 27,000 SF. The building, which recently completed $25 million in renovations to create a dynamic workplace and lifestyle hub, recently added HashTAG restaurant by Chef Troy Guard. The building is over 80% leased.

 NASHVILLE – Chicago-based Brennan Investment Group has broken ground on a two-building industrial park totaling 351,200 SF on 29 acres in La Vergne, Tenn. Completion is planned in Q2 2026.

NEW YORK – SL Green Realty Corp. announced a new 64,077-SF lease with Sigma Computing at One Madison Avenue. Brent Ozarowski of Newmark represented the tenant. Paul Glickman, Alex Chudnoff, Ben Bass, and Diana Biasotti of JLL represented the landlord.

FORT COLLINS, Colo. – Black Label Services, an automation company headquartered in Windsor, signed an 80,809-SF industrial lease at 120 NE Frontage Road in Fort Collins, Colo. Cushman & Wakefield’s Travis Ackerman and Kylie Pazzaglini represented the landlord, KCNJJ LLC. Brittany Ray with Grey Rock Realty represented the tenant.

ATLANTA – Baywood Hotels purchased the 124-key Hyatt Place Miami Airport-West/Doral. Robert Taylor and Sophia Pittaluga of Hunter Hotel Advisors represented an institutional seller.

CINCINNATI – National developer Portman, in partnership with the City of Cincinnati, Hamilton County, the State of Ohio, Cincinnati Center City Development Corp., The Port and Visit Cincy announced its collaboration with Marriott International for the 700-key hotel that will anchor Cincinnati’s revitalized Convention District. The Cincinnati Downtown Marriott will have more than 62,000 SF of meeting space, a 17,445-SF events terrace, and upscale amenities.

HOUSTON – Brookfield Properties announced leasing activity at downtown’s Allen Center office complex. CBRE’s Bubba Harkins, Kristen Rabel, and Jenny Sealy represented landlord Brookfield in all of the transactions. Houston Energy renewed its 28,250-SF lease at Two Allen Center, 1200 Smith. Bob Parsley and Darren Gowell of Colliers represented the tenant. In Three Allen Center, 333 Clay, the international law firm Khoury Naim leased 6,685-SF space to relocate from a smaller office in One Allen Center. Khoury Naim was represented by Bobbie Bozarth of Transwestern. Etoco, a private oil and gas company with operations in Texas and Louisiana, renewed its lease for 5,744 SF at Three Allen Center. Bryant Lach at JLL represented Etoco. Australis TMS, the largest landowner and operator within the core area of the Tuscaloosa Marine Shale, leased 4,572 SF in Three Allen Center. Bryant Lach of JLL represented the tenant. The deals follow recent Allen Center renewals by TPC Group, Riverbend Oil & Gas VII, Mehaffy & Weber, Sumitomo Mitsui Banking Corp., and TES US Development.
