Listed for $3.25 million, the sprawling Catskills property reflects both Vann’s appreciation for the region’s natural beauty and her deep connection to its cultural history. Before becoming a private retreat, the estate operated as the Woodstock Farm Animal Sanctuary. Over the years, it has welcomed musicians, entrepreneurs and creative thinkers, evolving organically while maintaining its agricultural roots.

“The whole farm, wherever you stand, you turn 360 degrees and it’s ringed in the distance by Catskill ridgetops,” said listing agent Laurie Ylvisaker of Coldwell Banker Village Green Realty. “There’s a forest. There’s a stream that borders it, so you can hike through the woods and walk along the stream. It’s just beau-tific.”

Partially bordered by the Little Beaverkill stream, the property combines open meadows, wooded trails, fruit trees and mountain views in a setting that feels secluded despite being just minutes from Woodstock and Phoenicia, adds Ylvisaker.

Vann, who founded the organic baby food company Organix in the United Kingdom, first arrived in the Hudson Valley in 2013. Drawn to the area’s landscape and creative spirit, she became an important figure in preserving Woodstock’s musical heritage.

Lizzie Vann purchased the Bearsville Theater in August 2019, determined to restore the historic concert venue to its former glory and continue attracting a new generation of music lovers. After six months of renovations, the pandemic hit.

“It was very natural for Lizzie to be attracted to Woodstock — the whole history of our music here,” Ylvisaker says.

That commitment to preserving the region’s cultural heritage became especially evident in 2019 when Vann purchased the Bearsville complex, the legendary music campus built by Albert Grossman, manager of Bob Dylan, Janis Joplin and The Band.

At the time, the property had fallen into disrepair. Under Vann’s ownership, Bearsville was revitalized and reopened as a hub for music, dining and community gatherings. In 2024, renowned concert promoter Peter Shapiro took over operations of the venue, which hosts more than 100 events each year. The 15-acre complex was listed for sale in January at $7.9 million, but later was removed from the market.

Vann’s Willow property reflects a similar respect for history.

“The main house was reconstructed from an old barn,” Ylvisaker said. “It’s a very high ceiling. The beams are all exposed.”

Spanning nearly 3,000 square feet, the four-bedroom residence, constructed in 1985, was rebuilt using reclaimed barn timbers and combines rustic character with modern comforts. Two-story cathedral ceilings, a walnut-and-quartz kitchen anchored by a black cast-iron Aga cooker, an imperial staircase and a dramatic bluestone fireplace serve as focal points throughout the home.

“The ground level essentially flows from the kitchen vista out to the dining room, to the living room with its fireplace and big windows that look out like a good farmhouse over the meadows to the barn in the distance,” says Ylvisaker.

Beyond the main residence, the estate includes two guest houses with four additional bedrooms, a working barn, a heated in-ground saltwater pool and a large indoor entertainment space.

“They called it the party barn, but that barn has been totally rebuilt and fully insulated and soundproof,” Ylvisaker says.

For Ylvisaker, the property represents more than luxury real estate. It embodies the qualities that continue to draw people to the region.

“What we have in the Hudson Valley is this amazing natural beauty, opportunity for art and food and farmers markets,” she says. “The quality of life that’s developed in the last 20 years or so should be focused on. It’s an amazing area.”
