Jackson-Shaw is breaking ground this month on a 347K SF industrial facility. R45 Distribution Center will be on 29 acres at the northeast corner of Ella Boulevard and West Richey Road in North Houston.

Jackson-Shaw, a North Texas-based developer, closed on the land sale in late June. Construction completion is expected in the second quarter of 2026.
Project partners include Compatriot Capital as the equity partner and Inwood National Bank as the lender. Arco Design/Build is serving as the general contractor, with Kimley-Horn as the civil engineer. The leasing team is Colliers’ John Nicholson and Ryan Byrd.
PEOPLE
Partners Real Estate hired veteran property management leader Mark Nicholson as managing director of property services. Nicholson will be responsible for overseeing the day-to-day operations of Partners’ property management portfolio throughout Texas.
Nicholson brings more than two decades of experience in real estate and property management. Most recently, he served as vice president of real estate at Group RMC. Prior to that, he spent nearly 15 years at CBRE.

Cresa hired Carl Mueller as a principal to help lead its Houston industrial brokerage team. Mueller joins Cresa from JLL, where he was an executive vice president in industrial brokerage. Mueller has nearly a decade of experience advising warehouse, manufacturing and logistics users.
Cresa has been growing in Texas, acquiring Houston-based Fritsche Anderson Realty Partners last summer and Axis Tenant Advisors in January.

Moody Rambin, in partnership with Exline Capital, acquired Central Park Northwest, an eight-building business park in Northwest Houston. Moody Rambin will oversee leasing and property management for the 294K SF portfolio, with leasing led by Kallin Sipe, Lawton Anderson and Stephen Ghedi.

Marcus & Millichap’s Justin Miller brokered the sale of a 24K SF retail property in Webster, marketing the property for an undisclosed out-of-state investor and procuring the buyer, a local investor. Built in 2004, Webster Shopping Center is at 528 W. Bay Area Blvd. and is 94% leased to tenants like Buffalo Wild Wings and Freebirds World Burrito.

Homebuilder Taylor Morrison acquired 101 acres on Roberts Cemetery Road in Hockley, where it plans to develop more than 400 residential lots. MLB CRE’s John-Michael Kamel and Tommy LeBlanc represented Taylor Morrison. Angela Foltin Knee of Carswell Real Estate represented the sellers.

Texas Logistics and Fulfillment Services leased 300K SF of industrial space at 12900 W. Airport Blvd. in Sugar Land. The facility has 12K SF of office space and a partially air-conditioned warehouse. This is the Houston-based third-party logistics company’s second Houston-area expansion this year.
CBRE’s Joseph Smith and Pearce Martens represented the tenant. The landlord is Sagard Real Estate, a Denver-based investment advisory firm.
CONSTRUCTION & DEVELOPMENT
EastGroup Properties completed construction on Grand West Crossing Building 2, a 97K SF Class-A warehouse near the intersection of Grand Parkway and Clay Road in West Houston. EastGroup broke ground in January on the second of six planned buildings in the Grand West Crossing business park.
JLL’s Richard Quarles, Jarret Venghaus, Geoff Perrott and Eliza Klein are handling marketing and leasing on behalf of EastGroup.

Hufsmith-Kohrville Business Park in Tomball
Lone Star Development is finishing tenant build-outs to complete construction of Hufsmith Kohrville Business Park, a 44K SF mixed-use development at 22525 Hufsmith-Kohrville Road in Tomball. The development has three office/warehouse buildings and one retail building.
The property was the company’s first in Tomball and is over 75% leased with 10K SF still available. Lone Star Development, which has another 17K SF retail property under development at Theis Lane and South Cherry Street in Tomball, is handling leasing and management.

Maple Development broke ground on Serenada, a master-planned village in Pattison, just west of Katy in Waller County. The 155-acre development will have 467 homes starting at $300K.
Serenada will provide entry-level home options close to Tesla’s proposed Megapack battery manufacturing facility. Homebuilders include CastleRock Communities, Davidson Homes and Saratoga Homes. Model homes and amenities are expected to be completed by the summer of 2026.
