Inside the $27 Million Duplex Penthouse Atop the Henry in N.Y.C.

When Robb Report got a first look inside the Henry in 2024, the Upper West Side condominium was still taking shape. Developer Naftali Group enlisted architect Robert A.M. Stern to design the 19-floor tower, which would eventually offer up 45 luxury apartments. The two had worked together before on developments such as the Bellemont on Madison Avenue, but this marked the first time Naftali Group tasked Stern’s eponymous firm (RAMSA) with both the exterior and interior design.

Now, as the nearly sold-out building approaches completion, its crown jewel has officially hit the market. Known as Penthouse East, the $27 million duplex spans 4,995 square feet with five bedrooms, five-and-a-half baths, and nearly 2,140 square feet of private outdoor space.

“This residence is an unmatched villa in the sky,” says Paul Whalen, partner at RAMSA.

Reached by a private elevator, the pad opens to a corner living room wrapped in oversized south- and east-facing windows, followed by a formal dining room overlooking Central Park and an eat-in kitchen with white oak cabinetry, Calacatta marble, and appliances by Miele and Sub-Zero. A grand three-story staircase seamlessly connects the first floor to the two floors and terrace above.

The rooftop terrace, or what Whalen calls a “furnishable garden room,” is easily the home’s biggest draw, offering space for dining, lounging, and entertaining against a backdrop of Central Park, Midtown, and the Hudson River. There is also a smaller terrace that flows off the great room.

The second level houses four en suite bedrooms, including a primary suite with three oversized closets and a marble-clad bath featuring heated floors, a soaking tub, and a separate rain shower. White oak flooring, polished nickel hardware, and oversized windows continue throughout the home, keeping the focus on natural light and the sweeping skyline views.

Located at 211 West 84th Street between Broadway and Amsterdam Avenue, the Henry was designed to reflect the Upper West Side’s classic prewar apartment buildings. Clad in Indiana limestone and hand-set brick, the 208-foot-tall building features terrace setbacks, bay windows, and decorative detailing characteristic of many of RAMSA’s residential projects. The condominium offers three- to six-bedroom residences, along with a collection of penthouses and townhouses. Sales are being handled exclusively by Compass Development Marketing Group, with three-bedroom homes starting at $5.25 million.

Residents will also have access to a lineup of amenities, including Manhattan’s first indoor residential pickleball court, a two-lane bowling alley, a half-court basketball court, a fitness center, spa, cinema, library, landscaped garden, rooftop terrace, and hidden automated parking. The Henry is expected to be completed later this year.
