A $117.5 million Japanese-inspired hotel in Plano has hit a significant milestone.
The Miyako Hybrid Hotel Plano has reached its maximum height — known as topping out — and an October 2027 opening has been set. General contractor The Beck Group held a topping-out celebration July 24.
This will be the first Miyako Hotels & Resorts property in Texas and only the third in the United States. The 217-room hotel features 7,000 square feet of meeting and event space, anchored by a 5,000-square-foot ballroom. Other notable features include a traditional Japanese restaurant, an upscale lobby bar, Japanese bakery, a Texas-style rooftop bar, outdoor pool and a fitness center.

The Miyako Hybrid Hotel Plano will be located within The Park at Legacy development in Plano — home to major corporate campuses that include Toyota Motor North America and more than 40 Japanese companies.
Gensler is the design architect, and Looney & Associates is the interior design firm. Alejandro Vazquez will serve as the hotel’s general manager.
Developer buys ranch land for industrial development
Farmers Branch-based Urban Logistics Realty has purchased a portion of Denton County’s Harris Ranch for an industrial development.
Urban Logistics announced in late July that it purchased 53 acres of the longtime cattle ranch. Work is expected to start in early August. The project’s first phase is expected to include five industrial buildings totaling more than 656,000 square feet. Construction is expected to finish in the third quarter of 2027.

At full build-out, the business park will span 80 acres, the firm said.
“We believe the best developments respect the story of the land before writing the next chapter,” Urban Logistics Realty chief development officer Drew Feagin said in a statement. “Harris Ranch has been part of Denton’s identity for generations. Our vision is to preserve that legacy while creating a business park that reflects where the community is headed.”
Urban Logistics Realty and a real estate fund advised by Crow Holdings Capital formed a joint venture to develop Harris Ranch. Construction financing is provided by First United Bank. Other project partners include Holt Lunsford as the leasing agent, GSR Andrade Architects as the architect, Kimley-Horn as the engineer, and Bratjen Construction as the general contractor.
Apartment auctions continue for S2 Capital

Several Dallas-Fort Worth apartment buildings went up for auction Tuesday, including multiple sites tied to S2 Capital.

The Dallas-based real estate firm S2 Capital has faced financial difficulties this year as its loans have been transferred to special servicing and some properties have entered foreclosure.

The Booker Apartments in Duncanville, Hyde Park at Valley Ranch in Irving, The Kace Apartments in Grand Prairie, The Loren Apartments in Dallas and The Republic Apartments in Garland were listed for auction Tuesday.
The apartment buildings, all with ties to S2, represent more than $300 million in initial loans. Several of the apartments had already been listed for foreclosure, possibly signaling ongoing negotiations with lenders.

In addition to the S2 apartments, The Interlace Apartments — an apartment complex owned by the Texas Essential Housing Public Facility Corporation — was set for auction on Tuesday. The owners obtained a $31.4 million loan against the property. Additionally, an office building at 4455 LBJ Freeway owned by AmTrust Financial was up for auction on Tuesday.
