Dallas-based developer House of Tangram has secured 30 acres in Mansfield’s $2.5 billion Staybolt Street District with plans for a convention center and a high-tech, sports-centric hotel.

The site includes House of Tangram’s Carbon Mansfield, a 288-room hotel. The developer touts the property as “the world’s first patented sports-centric hotel engineered for athletes and competitive teams.”

The hotel’s AI platform creates personalized recovery environments and provides real-time biometrics and climate systems that adapt to each guest.

The more than 33,000-square-foot Mansfield Convention Center is designed with spaces for esports, medtech and high-performance events. The venue will be owned by the city.

“This project is more than just mixed-use,” Shawn Ellis, founder and CEO of House of Tangram, said in a statement. “The district is designed as a live-operating system for modern life: convention centers reimagined, hotels with AI in their walls, retail that moves like culture—think adaptive storefronts, curated activations and brand-first experiences.”

The hotel and convention center will be located adjacent to the under-construction 166,000-square-foot multi-sport stadium. The venue will seat approximately 7,000 people and host sports, concerts and other events.

Set to open in 2026, the stadium will be the home of North Texas SC, the MLS NEXT Pro affiliate of FC Dallas. REV Entertainment and FC Dallas Management, the facility and soccer complex management affiliate of FC Dallas and a subsidiary of Hunt Sports LLC, will operate the stadium.

House of Tangram plans to launch a dual-branded hotel concept, Cache Legitimate & KUBO, beside the stadium that will feature robotic bartenders, drone delivery and immersive media walls.

The development will also include Staybolt Street Retail — House of Tangram with more than 100,000 square feet of walkable shopping area.

Two apartment communities will also be built in the district. STEAM will feature 320 lofts with rooftop gardens and communal kitchens. Verona Gardens will include 400 units with hydroponics, pet studios, green roofs and built-in climate intelligence.

House of Tangram will break ground on its project in the summer of 2026 with a targeted completion of mid-2028.

At full build-out, the site will include 750 hotel rooms, more than 700 multifamily units, 33,000 square feet of convention space, 50,000 square feet of medical office space and over 100,000 square feet of retail and restaurant space.

The Beck Group serves as the development manager, fiduciary and one of the project’s general contractors.

Mansfield City Council approved an amended master plan agreement during its July 28 meeting for the project. The city set the minimum spend in its contract at $200 million, which will be supplied by House of Tangram and its funding partners. The firm’s exact capital investment has not been determined, the developer said.

“Mansfield has always been known for sports and bringing a hotel concept that focuses on athletes next to our incoming Mansfield Stadium is a home run,” Mansfield Mayor Michael Evans said in a statement. “This innovative project aligns with our goals to focus on the future and develop a strong economy, and this partnership will make Staybolt Street Entertainment District the place to be.”
