A bold new vision for Mansfield is coming to life with the announcement of a high-profile public-private partnership between the city of Mansfield and Dallas-based developer House of Tangram.
House of Tangram secured 30 acres inside the forthcoming $2.5 billion Staybolt Street Entertainment District — a 100-acre, mixed-use destination for sports, tech, and hospitality, the parties announced on Thursday.
“When the city of Mansfield reached out, we listened to what they needed and worked with the staff and council to curate what they asked for,” said Shawn Ellis, founder and CEO of House of Tangram, in a statement. “A pioneering mixed-use destination positioning the district as one of the most ambitious sports-anchored, technology-integrated hospitality developments in the United States.”
At the heart of the plan is Carbon Mansfield, a 288-room, AI-native hotel engineered for athletes and competitive teams. Built alongside the 33,000-square-foot Mansfield Convention Center, both will be adjacent to a new 7,000-seat multi-sport stadium, the future home of North Texas SC, FC Dallas’ MLS NEXT Pro affiliate.
“This project is more than just mixed-use,” Ellis said. “The district is designed as a live-operating system for modern life: convention centers reimagined, hotels with AI in their walls, retail that moves like culture.”
Carbon’s platform will offer recovery-focused rooms, real-time biometrics, and adaptive climate systems. Two additional hotels, Cache Legitimate and KUBO, will feature programmable guest experiences, robotic bartenders, and drone delivery.
Residential developments STEAM and Verona Gardens will bring more than 700 multifamily units to the area, and Staybolt Street Retail will add 100,000 square feet of curated Texas-forward shops and dining.
“Mansfield has always been known for sports and bringing a hotel concept that focuses on athletes next to our incoming stadium is a home run,” said Mayor Michael Evans.
The project will break ground in 2026 with completion expected by mid-2028. At full buildout, Staybolt Street will feature convention space, hotels, housing, medical offices, and entertainment anchored by immersive tech and design.
“This partnership will make Staybolt Street Entertainment District the place to be,” said Mansfield City Manager Joe Smolinski. “You will get remarkable experiences here.”
