A Fort Worth building, with a long history in downtown’s central business district, is officially on the market, adding a new chapter to its 115-year history.

The Bob R. Simpson Building, located at 110 W. 7th St., is the largest historic registered building in downtown Fort Worth. JLL, a global real estate and investment management company, is marketing the 11-story, 101,390-square-foot boutique office building. No listing price is disclosed.

Senior Managing Director Ryan Matthews, JLL’s senior managing director, said owning the building is a terrific opportunity to own a landmark building in downtown Fort Worth.

“The next owner has the option to knock out the interiors and keep it as office space or continue the path of converting the building to hospitality or residential,” he said in a written statement. “The downtown zoning provides the flexibility for all three uses.”

Beaux-Arts Beauty

Built in 1910 as the First National Bank Building, the property is a North Texas example of the Beaux-Arts style. Prominent Texas architects Sanguinet & Staats designed its classical façade and colonnaded entrance, typical of an early 20th-century banking institution. Beaux-Arts architecture, popular in the late 19th and early 20th centuries, is marked by a grand, formal style, classical roots, and ornate details.

Then in 1926, architect Wyatt C. Hedrick expanded the building. Hedrick, who in 1925 opened his own architectural practice, bought an interest in Sanguinet and Staats’ practice after they retired. His work on 110 W. 7th managed to double the building’s street presence while also preserving its classic design.

Baker Building

After the First National Bank was relocated in 1961, the building was sold and renamed the Baker Building. Major renovations in 1967 saw the building’s ornate base replaced with precast concrete panels and topped with nine additional floors. The bank’s original three stories were remodeled, resulting in much of its interior details being altered.

Then, XTO Energy, a subsidiary of Exxon Mobil Corporation, owned the building. The property was renamed in 2005 to honor former XTO Energy CEO Bob R. Simpson, also a co-owner of the Texas Rangers.

Current owner is Icon Lodging, a hotel company located in Coppell. Converting the property to a hotel was planned but never materialized.

JLL is headquartered in Chicago and maintains an office at 201 Main St. JLL’s Matthews and Cannon Camp are overseeing the sale.
