A former 100-acre contaminated waterfront site in Jersey City is slated to become a large residential with up to 8,000 units when completed, officials said.
The Bayfront Redevelopment Project, located on Jersey City’s west side along the Hackensack River, will transform the rehabilitated brownfield land.
The project’s initial phase, known as Cove Point, will include four buildings with 350 to 400 units each, with 35% designated as affordable or workforce housing.
Construction on Phase 1 is scheduled to start in early 2026.
“Bayfront is our promise kept to put people before profit, delivering the most affordable housing of any private mixed-use community of its size in the country,” Jersey City Mayor Steven M. Fulop said in a statement. “This transformation of a once-contaminated site into a vibrant neighborhood shows what’s possible when public and private partners work together.”
The development, acquired by Jersey City in 2018, represents a partnership between the city, Bayfront Development Partners, and BRP Companies.
Plans include retail spaces and outdoor park areas, with future additions of a light rail stop and water taxi service to Newark Liberty International Airport.
New Jersey Community Capital, an financial institution, has invested $8.6 million in the project.
Andrew Cohen, managing director of development for BRP Companies, praised the city’s commitment to the project.
“The city came to the table with land, incentives, and a willingness to partner to improve the west side of Jersey City and create much needed affordable and workforce housing,” Cohen said.
