AllianceTexas, already one of the largest industrial markets in the Dallas-Fort Worth metro, is getting a 1.1 million square foot injection of new development.

Ross Perot Jr.’s Hillwood announced two new speculative Class A industrial buildings at its Fort Worth master-planned development.

Construction is slated to begin in September and is expected to be completed next year.

Alliance Westport 15, the larger of the two buildings, will be located at Mobility Way and Intermodal Parkway, and will boast nearly 800,000 square feet.

Alliance Gateway 34, the smaller building, will span around 310,000 square feet and be located at Westport Parkway and Independence Parkway.

While demand for large-footprint industrial product has waned since the pandemic, industry experts have said there is still an appetite for well-situated product.

“Demand at AllianceTexas remains strong among top-tier logistics and manufacturing users,” Bill Burton, executive vice president at Hillwood, said in a statement.

Over the past year, there has been a notable slowdown in construction at AllianceTexas, with roughly 235,000 square feet of new space completed.

That’s given the market breathing room to catch up with demand. However, with around 3 million square feet — equivalent to 3.4% of Alliance’s existing inventory — absorbed over the same time period.

In a statement, Burton said the company planned to maintain a pipeline of “high-quality speculative space.”

The development of two new buildings at Alliance follows two major wins for Hillwood, including a 450,000-square-foot film and television production campus developed with SGS Studios in 2024, now the largest operating studio in Texas.

Taiwanese supercomputer manufacturer Wistron also recently announced plans to establish two AI supercomputing facilities at AllianceTexas.

The 1.1 million square feet slated for development will bring AllianceTexas’ total inventory close to 82 million square feet. The development is the largest industrial market in Fort Worth by a wide margin, and among the largest markets in the metro.
