Riff, ram, bah, zoo.

Lickety, lickety, zoo, zoo!

You Texas Christian University Horned Frogs know what that means, I guess. The rest of us just sit in the stands, wondering what it’s about.

The Frog faithful who understand fearing the frog and loving purple should pay attention to the house on the market at 2516 Shirley Ave. in Fort Worth. It’s walking distance to the TCU campus, making this a great house for getting to the tailgates early with zero parking problems. It’s a popular part of Cowtown because it’s where a lot of people want to be.

“The best part of this house is its amazing location,” said Realtor Virginia Durham with Briggs Freeman Sotheby’s International. “You can walk to campus, you’re super close to Colonial Country Club, and you’re near University Drive. You’re in the heart of everything.”

Durham, who has the house listed at $1.1 million, says this classic Tudor has as much charm as TCU’s mascot, coach, and cheerleaders combined.

“It has so much charm,” she said. “It’s got loads of English Tudor charm.”

The living area comes with lots of natural light, built-ins, and a fireplace.

Game Ready

Built in 1931, the house has gone through some transformations in the decades since then. Although the beautiful hardwood floors remain, other things like the home’s various systems that we love more than football for their modern efficiency, have been updated. The bright-and-white kitchen has been re-imagined, outfitted with stainless steel countertops. The primary bathroom’s upgrades include a walk-in shower.

On the first floor of this two-story house, the living room centers around a fireplace. There’s a sunlit study and a dining room with tall ceilings and expansive windows. The primary suite is also located downstairs with convenient access to a screened-in porch that’s perfect for morning coffee.

Finding a spot to practice yoga, paint a canvas, or pot a plant is easy in this house. An enclosed sunroom could be a sitting room or office, a screened-in porch looks good for plants or pets, and a glassed-in porch off the kitchen might become an extra office or art studio. This house offers plenty of places to pursue hobbies, work quietly, or read a bestseller.

“It’s got a lot of little spaces to do whatever you need to do,” Durham said.

Stainless steel countertops would look great with purple serving dishes on game days.

Original hardwood floors add to the charm.

The remodeled bathroom would look great with TCU purple towels.

Unbeatable

Upstairs, two generously sized bedrooms share a stylishly updated bathroom, offering a comfortable setup for guests, teens, or an out-of-sight workspace. An oversized laundry room, measuring a whopping 16 feet by 10 feet, is also upstairs.

The garage is detached and oversized, leaving plenty of room for pets or maybe a post-game party. The cars, though, can always stay in the garage on game days, because this house is just one block off Stadium Drive and an 11-minute walk to Amon G. Carter Stadium.

The location, Durham says, is simply unbeatable. Are TCU’s teams? Time will tell.

Rah, rah, TCU.

This sitting room would be a great spot for a post-game discussion.
