A mixed-use property in Hoboken featuring nine residential units and a ground-floor laundromat has sold for $4.58 million after attracting multiple offers.

Marcus & Millichap, a commercial real estate brokerage firm, reported the sale of 719 Willow Ave. to a private investor last month.

The property includes approximately 10,300 square feet of rentable space.

Jonathan Zamora, first vice president investments at Marcus & Millichap’s New Jersey office, said the firm’s marketing approach generated significant interest.

“The seller engaged us with the goal of divesting the asset after challenges with city-related matters,” Zamora said. “Our targeted marketing approach generated strong interest, ultimately creating a bidding war between three buyers.”

Located six blocks from Hoboken’s Washington Street retail corridor and less than a mile from Hoboken Terminal, the property offers access to trains and the ferry.

The building includes a newly renovated ground-floor laundromat with 60 machines.
