PHOENIX (AZFamily) — TSMC, the world’s largest contract chipmaker, could be expanding to 3 square miles in north Phoenix.
The semiconductor company is partnering with developer, Pulte Group, to try and rezone over 6,000 acres of state trust land for the ‘NorthPark’ project.
According to the master plan, the mixed-use development would develop homes, several trail networks, shopping, and more south of TSMC’s campus.
According to a TSMC Arizona spokesperson, the chipmaker is a NorthPark applicant, and said it’s 900-acre ‘innovation corridor’ presents a strong option for expansion.
After investing $165 billion to grow chipmaking in the valley, TSMC is looking to expand to:
- 6 chip manufacturing plants
- 2 advanced packaging facilities
- 1 research and development center
Forecasting to add over 6,000 new jobs by 2030, the Arizona Commerce Authority said it has never seen growth like this before.
“TSMC really is an anchor in the North Valley, and we are seeing tremendous growth,” said Sandra Watson, AZ Commerce Authority President. “We’ve seen about 200 new residents each and every day over 10 years. Arizona continues to be a very high-growth state. We have a lot of new people coming into the valley that will continue with these expansions.”
NorthPark isn’t the only development expanding the chip manufacturer’s ecosystem.
Halo Vista, another mixed-use development north of TSMC’s campus, was approved by the City of Phoenix back in December 2024.
Over the next 25 years, it plans to add homes, businesses and more to the area. Becoming home to people from all over the world, realtor Brad York said it’s completely transforming the North Valley.
“There’s an element of people separating themselves from where their from and there’s a multi-generational aspect of that,” York said, “friends and family coming over and a lot of the floor plans here have 4 bedrooms, 3 bedrooms – an opportunity for a family to stay for longs periods of time.”
Knowing there’s been community and environmental concern over chipmaking in the valley, Sindy Ready, President of the AZ Association of Realtors, believes there are positive developments, especially for homebuyers.
“They’re building their own water recycling plant on site and they’re going to be recycling 95% of all the water that they use. The way the developers are working around the areas is really showing us that we can have the mixed-use along with the plant in the same area,” said Ready.
This week, developers for Halo Vista confirmed a Costco, a Courtyard Marriott, and a Residence Inn have signed on to be apart of the development in north Phoenix.
NorthPark’s developers have already submitted plans to the City of Phoenix. However, according to a TSMC Arizona spokesperson, the state has not set an auction date for the state trust land yet.
