The Mangat Group has announced plans for MG Business Park, a new industrial condominium development at the southeast corner of Glendale Avenue and New River Road in Glendale. The 8.5-acre site, zoned M-1 (light industrial) by the city, will include 36 units across five buildings, totaling more than 84,000 square feet of small-bay industrial space.

Located near Luke Air Force Base with access to Loop 101, Interstate 10 and Loop 303, the business park will be positioned within the growing West Valley industrial corridor and in proximity to TSMC and Amkor Technology. Construction is expected to begin in the first quarter of 2026, with delivery anticipated in the fourth quarter of 2026.

Units will range from 1,440 to 14,700 square feet and may be purchased individually or combined for larger configurations. Features include 19-foot clear height, 12-by-14-foot grade-level doors, 200 amps of three-phase power and a shared truck well.

Buyers may select shell delivery or spec office buildouts, supporting uses such as manufacturing, warehousing, distribution, trades and flex users.
