PHOENIX — A new apartment building that is set to open near Roosevelt Row in downtown Phoenix will give tenants the opportunity to feel like they are living inside a video game.
Rainbow Road, a five-floor, 36-unit building near First and Portland streets that is themed after the popular track in the Mario Kart games, will open later this month, according to Phoenix-based commercial real estate company Intersection Development.
Prospective tenants can choose from one-, two- and three-bedroom floor plans with rents starting at $1,915 per month.

Rainbow Road, which was first announced in 2023, was designed by European architecture studio Räkkhaus.
The black, 12-sided exterior features window insets that are painted according to the colors of the Rainbow Road track — red, yellow, green, cyan and blue. This was done to give people walking around the building a sense of animation.
“Rainbow Road is a reminder that cities don’t have to be neutral. They can be playful, imaginative and alive,” Räkkhaus Creative Director Zac Cohen said in a press release Friday. “In Roosevelt Row, we merged color, movement and geometry into a living urban experience — a building that doesn’t just exist, but invites people to pause, reflect, and feel something.”
Additionally, each floor of the building is color-coded according to the video game track’s template. The ground floor of the building will also have shops, a restaurant concept and a fitness studio.
Outside, there will be a courtyard adjacent to the building that will serve as a relaxation space for tenants, along with a community gathering space for events such as First Friday.
